At PRG Real Estate, we’re looking for a Floating Assistant Maintenance Supervisor to assist the Maintenance Supervisor with administering and directing the maintenance program at our properties in Raleigh, NC. The Assistant Maintenance Supervisor can act as the Maintenance Supervisor in their absence; including but not limited to supervision of all tasks, preparation and implementation of budgets, coordination of all shipments of supplies, payments of bills, record keeping, preparation of schedules, hiring, disciplining, evaluating supervision and termination of personnel, and performance of work orders and other jobs as required.

Essential Assistant Maintenance Supervisor Job Functions

  • Performs all duties and responsibilities incumbent upon a maintenance mechanic including carpentry, masonry, painting, heat and air conditioning, appliances, exterminating, swimming pools, and reading plans and drawings.
  • Participates in on-call emergency rotation and responds to emergencies as needed
  • Assists the Maintenance Supervisor in coordinating daily with Property Manager on overall maintenance programs, projects and expenditures.
  • Must be aware of physical condition of property throughout the community and immediately correct unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.
  • Inspects vacant units, buildings, grounds, and public areas periodically.
  • Walks the grounds and common interior areas daily, removing litter and debris from lawns, planting beds, parking areas, sidewalks, ramps, and indoor spaces
  • Schedules and performs routine preventive maintenance on all appropriate equipment as directed by Maintenance Supervisor and Property Manager
  • Must maintain or prevent liability with amenities such as fitness center, playground, pools, etc.
  • Ensures that all make-ready repairs and services are completed correctly and on schedule.
  • Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
  • Performs maintenance tasks personally or delegate to assistants. Oversee and occasionally inspect work performed by assistants.
  • Reports all major repairs to Maintenance Supervisor and Property Manager prior to any expenditure of funds
  • Conducts all business in accordance with company policies/procedures, Fair Housing, American with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to housing

Knowledge, Skills, and Abilities

  • Minimum of three (3) plus years of maintenance experience preferred.
  • One (1) year experience supervising maintenance staff preferred
  • Refrigerant Transition and Recovery Certification (types I and II)
  • Knowledge of maintenance systems, including inventory control, preventative maintenance, and work order record keeping
  • Knowledge of mechanical systems and equipment including HVAC, landscaping, carpentry, painting, hydraulic systems, and electric motor
  • Proficiency in electrical troubleshooting of high and low voltage and the use of diagnostic equipment, including volt/ohm meter
  • Proficiency in plumbing repairs and troubleshooting
  • Ability to provide technical assistance to other maintenance associate
  • Ability to maintain high ethical standards
  • Organizational skills to enable effective management of multiple, shifting priorities
  • Ability to perform in a busy, changing, multi-tasking work environment
  • Ability to pay close attention to detail and adhere to strict deadlines
  • Ability to work overtime, evenings, weekends, or holidays as necessary
  • Valid driver’s license required
  • High School Diploma or equivalent experience required
