Position Overview

This role serves as the real estate lead for all assigned real estate initiatives. A Real Estate Project Manager's responsibilities may encompass a variety of acquisitions, greenfield projects, early- to late-stage development, and construction undertakings. This position acts as the primary contact for all internal teams and independently manages all external real estate vendor relationships for their portfolio. The Real Estate Project Manager supervises all real estate deliverables required from development through construction and financial closing.

Key Responsibilities

  • Review and manage agreements with landowners, including leases, amendments, easements, and related documents.
  • Draft and negotiate governmental and third-party agreements, including consents, licenses, rights-of-way, and other pertinent documents.
  • Monitor and manage all real estate-related SUP and/or CUP conditions to completion as specified by each project permit.
  • Track and manage all MSAs, NDAs, SOWs, TOs, and COs for project vendors.
  • Enter, review, and approve all related PRs and POs for payment processing.
  • Obtain, review, and analyze title commitments, including curative title issues and negotiation of title proformas, insurance policies, and endorsements.
  • Coordinate ALTA surveys from preconstruction to as-built.
  • Collaborate with outside counsel based on a specific scope of work for each project or project stage.
  • Conduct real estate due diligence for acquisitions of various projects, including lease review, title review, and survey review, while preparing memorandums for executive-level review outlining risks and liabilities.
  • Maintain and update all real estate summaries, trackers, and databases to support overall project management.
  • Prepare agendas and lead real estate calls and meetings; contribute regularly to project meetings with other subject matter experts.
  • Oversee and review the work of Real Estate Analysts assisting on projects.
  • Act as a liaison to upper management for real estate information related to the portfolio.

Qualifications and Skills

  • Bachelor's degree or a minimum of 5 years of relevant experience in real estate.
  • Experience with commercial title curative, obtaining proformas and policies, and ALTA survey review.
  • Experience in closing significant financial transactions, including construction debt financing and tax equity financing.
  • Experience conducting real estate due diligence for early-stage prospects and acquisitions.
  • Experience working in a fully remote environment.
  • Ability to interpret legal documents, provide feedback, and identify risk mitigation strategies.
  • Strong written and verbal communication skills.
  • Ability to work independently with minimal supervision.
  • Detail-oriented, organized, and capable of maintaining high-quality work under pressure.
  • Ability to prioritize and meet deadlines that may conflict.

Proficiency in Microsoft Office suite, Concur, and Google Earth is required.
