Job Summary

We are seeking a highly skilled and experienced Community Director to join our team at FPI Management, Inc. This is a key leadership role that requires a strong understanding of affordable housing programs, including LIHTC, HUD programs, and USDA-Rural Development.

Key Responsibilities
  • Oversee the day-to-day operations of a small asset/property, including managing a staff of up to 5 Full-Time Employees (FTEs).
  • Enhance the value of the property/asset and manage it to meet the Client's expressed operational and financial goals.
  • Supervise all on-site staff, including Assistant Community Director, Resident Services Coordinator(s), Compliance Specialist(s), Leasing Manager, Leasing Consultant(s), Maintenance Supervisor(s), Maintenance Technician(s), Make-Ready or Rehab Technician(s), Groundskeeper(s), Painter(s), and Housekeeper(s).
  • Manage the maximum revenue potential of the property through the management of lease expirations and timely turnover.
  • Manage monthly rent collections and delinquency, including timely deposit and security of funds according to FPI policies.
  • Participate in the development of and managing to the approved operating budget.
  • Accurately process vendor invoices and manage accounting month end.
  • Comply with periodic financial reporting requirements, including petty cash, mileage reimbursement, and variance reporting.
Requirements
  • Minimum 2 years' experience with affordable housing programs, including LIHTC, HUD programs, and USDA-Rural Development.
  • Affordable Housing Accreditation (e.g., HCCP, HCP-E, COS, BOS, TCS, CPO) or other applicable designations in affordable programs.
  • Minimum 1 year of experience in a similar leadership role, preferably within Residential Property Management.
  • High School diploma or equivalency certificate required. College degree in a relatable field preferred, but not required.
  • May require a Valid Driver's License, as well as a good driving record, current motor vehicle insurance that meets State requirements, and an operable vehicle that meets FPI's Driving Standards and Personal Vehicle Use policy.
  • Must be proficient in speaking, reading, and writing in English.
  • Strong computer skills (MS Office, Google Apps, property management-related software, email, internet).
