Facilities Operations Manager

Location:

The Facilities Operations Manager is tasked with proactively cultivating and managing client relationships, ensuring that service standards are consistently met or surpassed. Responsibilities include maintaining a secure environment, overseeing logistics operations, managing a team, and collaborating on financial planning. Furthermore, this role encompasses the management of contractors, security systems, waste disposal, and HVAC systems. Financial oversight, leadership, and team supervision are also critical components of this position.
Client Engagement
Proactively establish and nurture client relationships, ensuring that anticipated service levels are achieved.
Adhere to all stipulations of the client agreement and strive to meet or exceed Key Performance Indicators.
Deliver exceptional service quality to clients, as evidenced by their feedback.
Service Management

Ensure a secure environment for all individuals on-site while maintaining full compliance with all local, state, and federal EHS regulations.

Provide administrative support for the site and oversee all logistics operations to guarantee the safe shipment and receipt of goods in accordance with client policies.

Supervise the EHS Specialist, Facility Engineer, Logistics Coordinator, and Storeroom Clerk.
Develop the Site Operating Budget and manage annual expenditures within the established framework.
Analyze spending variances, including utility expenses, and communicate any deviations from the budget.
Contribute to the formulation of a site Master Plan to ensure sustainable operations.
Encourage collaboration across the organization by sharing best practices with Facilities Managers from other locations.
Manage contractors to ensure the safe and professional execution of tasks.
Utilize expertise in security systems to effectively manage site security.
Oversee contracted site personnel, including security and custodial staff.
Coordinate hazardous and non-hazardous waste management.
Act as a site representative for any governmental agencies or inspections.
Lead and manage Responsible Care site audits and associated reporting.
Financial Management / Cost Control / Profitability
Deliver management reports as required.
Achieve or exceed financial objectives and ensure effective operation of assigned responsibilities.
Manage operational expenditures within agreed budgets.
Collaborate with the client's Finance team on budgeting, accrual, and forecasting processes.
Prepare current financial year budget spend reports as requested.
Ensure compliance within delegated financial and contractual authorities.
Leadership / Team Management
Lead, manage, develop, and supervise a professional team in delivering service excellence.
Provide comprehensive onboarding, training, and team-building initiatives.
Participate in the individual performance management program and personal development planning for team members.
Act as an ambassador for JLL, embodying and upholding the firm's core values.

Qualifications:
Bachelor's degree or equivalent experience in facilities or property management.
5+ years of experience in facilities management or operations.
Knowledge of building systems, HVAC, electrical, and mechanical services is essential.
Exceptional client relationship management skills.
Strong leadership and personnel management capabilities.
Ability to plan and manage financials within budget and time constraints.
Experience managing multiple vendors and small capital projects.
Proficiency in MS Office and CMMS.
Familiarity with lease agreements.
