The Assistant Property Manager plays a vital role in supporting the Property Manager in the comprehensive oversight of property operations. This position aims to ensure positive cash flow, foster excellent resident relations, and enhance resident retention.

Key Responsibilities
  • Manage residency inquiries through various channels, maintaining accurate records.
  • Handle confidential documentation related to residents promptly and efficiently.
  • Facilitate the leasing process, including managing inquiries, conducting property tours, processing applications, and ensuring timely lease renewals.
  • Screen and interview prospective residents, adhering to company policies and Equal Housing Opportunity regulations.
  • Conduct market research and provide marketing insights based on findings.
  • Create promotional materials to enhance residency appeal as needed.
  • Develop and implement marketing strategies to attract potential residents.
  • Compile weekly traffic analysis reports and other necessary documentation.
  • Engage with local businesses and real estate agencies as part of community outreach efforts.
  • Process financial transactions and maintain accurate records for daily deposits.
  • Ensure timely and accurate financial reporting and documentation.
  • Report property-related incidents to the appropriate risk management team.
  • Document work-related injuries and communicate with human resources as necessary.
  • Assist in eviction processes and attend court proceedings when required.
  • Support the preparation and management of the community operating budget, monitoring expenses closely.
  • Conduct move-in and move-out inspections as directed.
  • Adhere to all relevant local, state, and federal regulations, along with company policies.
  • Oversee property operations in the absence of the Director of Residential Services/Property Manager.
  • Perform additional duties as assigned by the supervisor.
Qualifications
  • At least two years of relevant experience in property management.
  • High school diploma or equivalent required.
  • Valid Driver's License is necessary.
  • Strong verbal, written, and interpersonal communication skills.
  • Experience in budget management and expense tracking.
  • Proficient computer skills for data entry and report generation.
  • Familiarity with Equal Housing Opportunity regulations and related program guidelines.
