The Facilities Operations Manager plays a vital role in overseeing and coordinating the maintenance and operational functions of the property to ensure its physical condition and aesthetic appeal, ultimately enhancing the community's value. This position involves effective communication and adherence to company operational and safety protocols. The manager supervises the maintenance personnel and ensures the upkeep of the property's equipment and machinery. Additionally, the role includes developing and managing the maintenance budget and expenses.

KEY RESPONSIBILITIES

  • Assist in supervising the maintenance team across multiple properties.
  • Organize and support daily operations and after-hours maintenance tasks.
  • Train maintenance staff and provide assistance with complex issues.
  • Oversee inventory management and procurement of maintenance supplies, including preparing purchase orders and contracts.
  • Develop and manage the maintenance budget effectively.
  • Ensure the completion of preventive maintenance schedules and conduct property inspections.
  • Track daily operations and service requests, including apartment turnovers.
  • Build and maintain positive relationships with residents, communities, and relevant agencies.
  • Enforce adherence to company policies, rules, and regulations.
  • Ensure compliance with safety practices according to all applicable guidelines.
  • Follow company policies and procedures, ensuring compliance with Fair Housing and relevant laws.
  • Maintain regular and punctual attendance.
  • Engage in special projects and additional responsibilities as assigned.
REQUIREMENTS
  • Ability to assist in managing maintenance staff effectively.
  • Proficient in the safe operation of hand tools and small power tools.
  • Knowledgeable in electrical, plumbing, painting, masonry, carpentry, and HVAC systems.
  • Strong communication skills with residents, colleagues, and management.
  • Ability to manage emergency situations that require quick resolution.
  • Availability for emergency repairs at all times (24/7).
  • Capability to climb heights of up to 40 feet.
  • Must possess color vision and hearing ability.
SKILLS AND EXPERIENCE
  • High school diploma or equivalent.
  • 7-10 years of relevant supervisory experience in building or property maintenance.
  • Comfortable working indoors and outdoors in various weather conditions.
