Position: Property Manager
Barvin Property Management is a distinguished firm specializing in commercial real estate investment and development, based in Houston, Texas. Our organization is dedicated to managing a diverse portfolio of multi-family residential properties, comprising nearly 4,000 units across Texas and Georgia. We also operate a construction management division and have recently initiated the development of new multifamily properties. Our mission is to acquire, develop, and oversee properties that stand the test of time while enhancing the communities we serve.
Behavioral Assessment Requirement
As part of our recruitment process, candidates are required to complete a Predictive Index Behavioral Assessment. This assessment evaluates work and communication preferences, rather than intelligence or experience. Submissions will not be considered complete until this assessment is finalized.
Key Responsibilities
The Property Manager is fully responsible for all aspects of property operations. The primary objective is to efficiently manage and coordinate personnel, activities, and resources to achieve property goals established by the Property Owner through the Property Management Division. These goals include maximizing occupancy and revenue, adhering to budgetary constraints, and enhancing property values. The Manager will also mentor the Assistant Manager to ensure continuity in the Manager's absence.
Essential Duties
- Maintain a positive and welcoming demeanor towards all residents.
- Conduct all operations in compliance with company policies, Fair Housing Regulations, and applicable laws.
Qualifications
- A minimum of 5 years of experience in on-site property management is required, with a proven track record in supervision and accomplishments.
Financial Management:
- Ensure accurate resident records are maintained, updating daily all rents, deposits, and application fees received. Issue necessary notices for late payments or other financial matters.
- Process all financial transactions daily before the end of business hours.
Resident Engagement:
- Maintain a professional and positive attitude in all resident interactions.
- Regularly inspect the property, ensuring cleanliness and reporting maintenance needs.
Marketing and Leasing:
- Possess comprehensive knowledge of leasing and resident retention strategies.
- Assist with lease renewals and engage with prospective clients by showcasing the property.
- Handle incoming inquiries from potential and current residents, as well as vendors.
- Stay informed about local market trends and contribute marketing ideas to enhance resident satisfaction.
Administrative Duties:
- Update and organize reports related to notices to vacate, activity reports, and other relevant documentation.
- Ensure all lease paperwork is accurate and processed efficiently.
- Manage service requests from residents and follow up on completed work.
Technical Skills:
- Proficiency in Microsoft Office applications, including Excel and Word.
- Experience with property management software such as Yardi and Blue Moon.
Work Schedule:
This position requires a commitment of 40 hours per week, with availability on weekends for staffing needs and emergencies.
