Position Summary
The Central Assistant Property Manager plays a vital role in supporting the Central Property Manager with the daily operations of our rental property portfolio. This includes managing tenant relations, scheduling maintenance and repairs, processing payments, setting up utilities, and handling phone inquiries. The Central Assistant Property Manager addresses tenant requests in alignment with lease agreements and ensures adherence to all relevant provisions.


Core Responsibilities

  • Foster positive relationships with residents by addressing concerns communicated via phone.
  • Collaborate with vendors to establish utilities for newly acquired or recently vacated properties.
  • Oversee and coordinate with DHA regarding new move-ins and rental procedures.
  • Work with ADT to implement smart home technology and security systems.
  • Promptly respond to and assist in resolving tenant inquiries and issues.
  • Help prepare and distribute monthly rent statements.
  • Draft necessary correspondence to enforce lease provisions, including notices and defaults.
  • Issue HOA and/or lease violation notices to tenants.
  • Send lease renewal notifications and process lease renewals.
  • Distribute rent reminders and, if required, manage eviction processes.
  • Coordinate with maintenance staff as needed.
  • Perform additional duties as assigned.

Qualifications

  • Minimum of 1 year of experience in property management is highly preferred.
  • Familiarity with property management software.
  • Proficient in MS Word, Excel, Outlook, and Adobe Acrobat Pro.
  • Self-motivated with a proactive approach.
  • Strong desire for continuous learning.
  • Exceptional organizational skills with the ability to manage multiple tasks.
  • Effective verbal and written communication skills.
  • Outstanding interpersonal skills.
