Position Summary
The Central Assistant Property Manager plays a vital role in supporting the Central Property Manager with the daily operations of our rental property portfolio. This includes managing tenant relations, scheduling maintenance and repairs, processing payments, establishing utility services, and handling incoming calls. The Central Assistant Property Manager addresses tenant inquiries in line with lease agreements and ensures adherence to all relevant regulations.
Key Responsibilities
- Foster positive relationships with residents by addressing concerns raised via phone.
- Collaborate with service providers to arrange utility setups for newly acquired or recently vacated properties.
- Oversee coordination with DHA for new tenant move-ins and rental procedures.
- Work with ADT to implement smart home technology and security systems.
- Promptly respond to and resolve tenant requests and issues.
- Assist in the preparation and distribution of monthly rent statements.
- Draft necessary correspondence to enforce lease terms, including notices and defaults.
- Issue HOA and/or lease violation notifications to tenants.
- Manage lease renewal communications and processes.
- Send out rent reminders and, if needed, handle eviction filings and processing.
- Coordinate with maintenance staff for property upkeep.
- Perform additional duties as assigned.
Qualifications
- Minimum of 1 year of experience in property management is highly preferred.
- Familiarity with property management software.
- Proficient in MS Word, Excel, Outlook, and Adobe Acrobat Pro.
- Self-motivated with a proactive approach.
- Strong desire for continuous learning.
- Exceptional organizational skills with the ability to manage multiple tasks.
- Effective verbal and written communication skills.
- Excellent interpersonal skills.
