Barvin Property Management is a distinguished firm specializing in commercial real estate investment and development. Our operations are anchored in Houston, Texas, where we manage a diverse portfolio of multi-family residential properties, encompassing nearly 4,000 units across Texas and Georgia. Our firm is also engaged in construction management and has initiated ground-up development of multifamily assets.
Core Responsibilities
The Property Manager holds full accountability for all aspects of property operations. The primary objective is to efficiently manage and coordinate personnel, activities, and resources to achieve property goals established by the Property Owner through our management division. Key responsibilities include:
- Maximizing occupancy and revenue.
- Adhering to financial plans and enhancing property values.
- Training the Assistant Manager to take over responsibilities in the Manager's absence.
Essential Duties
Customer Engagement:
- Greet every resident positively and consistently.
- Conduct all operations in compliance with company policies, Fair Housing Regulations, and applicable laws.
Financial Management:
- Maintain precise resident records and update daily on rents, deposits, and application fees.
- Issue necessary notices for late payments or other financial matters.
Resident Relations:
- Uphold a professional and positive demeanor in all customer interactions.
- Inspect property conditions regularly and report maintenance needs.
Marketing and Leasing:
- Demonstrate expertise in leasing processes and resident retention strategies.
- Engage with prospective clients and conduct property tours.
- Stay informed about local market trends to enhance marketing efforts.
Administrative Duties:
- Prepare and organize reports related to property operations.
- Manage lease documentation and ensure accuracy in all paperwork.
- Facilitate service requests from residents and follow up on maintenance completion.
Technical Skills:
- Proficiency in Microsoft Office Suite, including Excel and Word.
- Experience with property management software such as Yardi and Blue Moon.
Work Schedule: 40 hours per week, with availability on weekends for staffing and emergencies.
Compensation: We offer a competitive salary package that includes benefits, 401(k), bonuses, and healthcare options.
