Under the guidance of the Property Manager, the Assistant Property Manager plays a crucial role in supporting various aspects of property management. The primary focus is to ensure the community achieves a satisfactory financial performance while maintaining the property to the highest standards and ensuring resident satisfaction. Responsibilities will be executed in alignment with company policies and procedures, adhering to Equal Housing Opportunity (EHO) and Equal Employment Opportunity (EEO) regulations.

Key Responsibilities:

  1. In the absence of the Property Manager, the Assistant Property Manager will oversee the office operations and be accountable for all financial transactions related to the community, ensuring daily deposits are completed.
  2. Conduct property tours and process applications for potential residents.
  3. Manage all aspects of resident move-ins and move-outs.
  4. Ensure accurate documentation and confidentiality of resident files, including income verification, credit assessments, and asset information.
  5. Organize and maintain resident files in accordance with company standards.
  6. Initiate the lease renewal process and submit completed documentation to the Property Manager for review.
  7. Handle maintenance requests efficiently.
  8. Foster positive relationships with residents within the community.
  9. Compile weekly reports on traffic and lease renewals.
  10. Maintain up-to-date advertising and website information.
  11. Collaborate with other departments within the organization.
  12. Complete any additional tasks assigned by the Property Manager or Regional Property Manager.
  13. If multiple Assistant Property Managers are present, the Property Manager will designate the individual responsible for property oversight during their absence.
  14. Engage in outreach marketing as directed by the Property Manager or Regional Property Manager.
  15. Follow up on inquiries from prospective residents.
  16. Process accounts payable and receivable as directed.
  17. Perform other duties as assigned.

Qualifications:

Candidates should possess one or more of the following:

  • Bachelor's Degree
  • Associate's Degree
  • Two years of experience in retail sales or customer service

  • Understanding of rental and collection practices
  • Exceptional customer service, sales, and marketing skills
  • Strong organizational and multitasking capabilities
  • Able to work collaboratively and independently
  • Excellent written and verbal communication skills
  • Familiarity with Yardi software is preferred
