Under the guidance of the Property Manager, the Assistant Property Manager plays a crucial role in supporting various aspects of property management. The primary focus is to ensure the community achieves a satisfactory financial performance while maintaining the property in line with Drucker + Falk standards, all while ensuring resident satisfaction. Responsibilities will be executed in compliance with company policies and applicable EHO and EEO regulations.
Key Responsibilities: The Assistant Property Manager should be prepared to oversee the community during the temporary absence of the Property Manager. This includes executing all functions outlined in the Property Manager's role, or as directed by the Property Manager.
- In the absence of the Property Manager, the Assistant Property Manager will oversee the office and be accountable for all financial transactions related to the community, ensuring daily deposits are completed.
- Conduct apartment showings and process applications for potential residents.
- Coordinate all aspects of resident move-ins and move-outs.
- Accurately manage documentation and ensure confidentiality of resident files, including income, credit reports, and assets.
- Prepare and maintain resident files in accordance with company policy.
- Initiate the lease renewal process and submit completed packets to the Property Manager for review.
- Handle maintenance service requests efficiently.
- Actively engage in fostering positive resident relations within the community.
- Compile weekly reports on traffic and lease renewals.
- Keep advertising and website information current.
- Collaborate with other departments within the organization.
- Complete any special assignments as directed by the Property Manager or Regional Property Manager.
- If multiple Assistant Property Managers are present, the Property Manager will designate the individual responsible for the property during their absence.
- Engage in Outreach Marketing as instructed by the Property Manager or Regional Property Manager.
- Follow up on prospective rental inquiries and visitors.
- Process accounts payable and receivable as directed.
- Perform additional duties as assigned.
Qualifications:
Candidates must possess one or more of the following:
- Bachelor's Degree
- Associate's Degree
- Two years of experience in retail sales or customer service
Additional Qualifications:
- Professional appearance
- Detail-oriented with strong interpersonal skills
- Familiarity with apartment rental and collection practices
- Exceptional customer service, sales, and marketing abilities
- Strong organizational and multitasking skills
- Able to work collaboratively and independently
- Excellent written and verbal communication skills
- Yardi software proficiency preferred
