Job Summary

Insite Property Solutions, a boutique full-service property management company, is seeking a highly motivated Maintenance Supervisor to oversee the day-to-day maintenance of our communities. The ideal candidate will possess excellent leadership skills, strong communication abilities, and a keen eye for detail.

Key Responsibilities
  • Supervise and Direct Maintenance Team
    • Oversee the daily activities of the maintenance team, including porters and maintenance technicians.
  • Implement Maintenance Policies and Procedures
    • Carry out the implementation of various policies, standards, procedures, and programs relating to the overall maintenance and upkeep of the property.
  • Manage Maintenance Projects
    • Initiate, perform, and manage maintenance projects, including cleaning and unit turns.
  • Ensure Timely Maintenance and Custodial Issues
    • Ensure that maintenance and custodial issues are attended to in a timely fashion.
  • Perform Walk-Through Inspections
    • Perform walk-through inspections of properties to ensure that immediate maintenance and custodial issues are attended to in a timely fashion.
  • Order and Inventory Maintenance Supplies
    • Order and take inventory of maintenance supplies within the limits of the properties' budgets and at the most effective cost.
  • Obtain and Review Bids for Outside Contract Services
    • Obtain, review, and negotiate competitive bids for outside contract services.
  • Maintain Inventory of Supplies
    • Maintain an inventory of supplies to ensure prompt repair and replacement of various items.
  • Ensure Compliance with Warranties and Manufacturers' Specifications
    • Ensure that all common area facilities and related equipment are maintained in accordance with all warrantees and manufacturers' specifications.
  • Address and Follow Up on Residents' Work Order Requests
    • Address and follow up as necessary on all residents' work order requests in a timely and professional manner.
  • Enter Completed Work Order Information
    • Enter completed work order information into YARDI daily.
  • Maintain a Professional and Courteous Attitude
    • Consistently maintain a professional, courteous attitude when dealing with residents and coworkers.
  • Ensure Safety and Compliance with OSHA Standards
    • Must ensure that all maintenance, custodial, and groundskeepers are working with the utmost consideration to safety and safe practices.
  • Rotate Between Communities as Needed
    • Comfortability rotating between communities based on demand of support.
Requirements
  • Minimum of 3 Years Residential/Multifamily Property Maintenance Experience
    • Minimum of 3 years residential/multifamily property maintenance experience is required, 1 year preferred supervisory experience.
  • Excellent Time Management, Problem Solving, and Interpersonal Skills
    • Have excellent time management, problem solving, and interpersonal skills.
  • Self-Starter with Ability to Multitask
    • Must be a self-starter multitask and achieve high-quality results under tight deadlines and changing work priorities.
  • Willingness to Travel and Reliable Transportation
    • Must be willing to travel throughout portfolio and have reliable transportation, valid drivers license, and vehicle liability insurance.
  • Working Knowledge of Microsoft Office Suite
    • Must have a working knowledge of Microsoft Office Suite.
  • Physical Ability to Complete Job Requirements
    • Must be physically capable to complete all aspects of the job.
