Position: Community Manager

We are seeking a skilled Community Manager to oversee our residential community. This role offers the opportunity to receive DAILY payments through ZayZoon, allowing quick access to up to 50% of your earned wages.

The Community Manager is responsible for all aspects of property management. This position requires effective leadership and resource management to achieve property goals set by the Property Owner. Key objectives include ensuring high levels of customer satisfaction while optimizing property cash flow and asset value. The Manager also ensures compliance with lender, state, and federal regulations. When necessary, the Manager may perform duties of the Assistant Community Manager and Leasing Associate based on property needs, including some evening and weekend work.

Key Responsibilities:

  • Conduct all operations in accordance with company policies, the Fair Housing Act, the Americans with Disabilities Act, and all relevant laws governing the multi-family housing sector.
  • Effectively recruit, train, manage, and motivate staff, conducting annual performance evaluations for each team member to promote job satisfaction and productivity.
  • Oversee the property's accounting system, OneSite, and maintain a thorough understanding of the property's budget. Note: Accounting responsibilities may be shared with the Assistant Community Manager's compliance duties, pending corporate approval.
  • Ensure ongoing maintenance of property management files.
  • Review and approve all lease documentation daily, ensuring compliance with the Low Income Housing and Tax Credits (LIHTC) Program.
  • Manage all move-in and move-out processes, ensuring timely corporate approval of files.
  • Implement a strict rent and NSF collection policy, maximizing security deposit deductions as permitted by law.
  • Complete all required reports in a timely manner and maintain efficient office workflow.
  • Authorize expenditures up to $1,000, without signing contracts on behalf of the property.
  • Ensure the office is adequately stocked with supplies and organized for optimal efficiency.
  • Open and close the office on schedule, ensuring proper security measures are in place.
  • Monitor compliance with the LIHTC Program, fair housing regulations, and all applicable laws.
  • Participate in scheduled corporate meetings.

Qualifications:

  • Minimum of 1 year of experience with Tax Credit properties is required.
  • High school diploma with strong leadership, management, and mathematical skills.
  • At least 2 years of management experience.
  • Experience in management and real estate accounting is essential.
  • Proven track record of peak property performance in a similar role.
  • Excellent verbal, written, and interpersonal communication skills.
  • Experience with the Low Income Housing and Tax Credits (LIHTC) Program is preferred.
