Job Title: Service Director

Department: Property Management

Reports To: Community Director

FLSA Status: Non-Exempt

Position Summary:

The Service Director oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company's standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks.

Key Responsibilities:

  • Leadership and Team Management:
    • Lead and direct the maintenance team to ensure efficient and effective completion of tasks.
    • Develop and implement policies and procedures to ensure compliance with regulatory requirements and company standards.
  • Maintenance and Repair:
    • Perform routine and preventative maintenance tasks to ensure the property's systems and equipment are functioning properly.
    • Diagnose and repair technical issues with buildings, grounds, and amenities.
  • Customer Service:
    • Provide excellent customer service to residents and other stakeholders.
    • Respond to resident requests and concerns in a timely and professional manner.
  • Inventory and Supply Management:
    • Manage inventory of spare parts and maintenance materials.
    • Order supplies and tools as needed to ensure adequate stock levels.
  • Financial Management:
    • Assist in developing and managing the budget for regular repair and maintenance and capital expenses.
    • Support cost-cutting and expense control programs.
  • Regulatory Compliance:
    • Ensure compliance with OSHA standards and other regulatory requirements.
    • Conduct regular safety meetings and maintain up-to-date MSDS sheets.

Requirements:

  • Education and Experience:
    • High school diploma or equivalent required; college or technical degree preferred.
    • 2-3 years of apartment maintenance experience or equivalent.
  • Language and Communication Skills:
    • Ability to read, write, and communicate effectively.
    • Proficient in internet, word processing, spreadsheet, and database management programs.
  • Math and Reasoning Skills:
    • Ability to perform basic mathematical calculations.
    • Ability to apply principles of logical thinking to define and correct problems.
  • Certifications and Licenses:
    • EPA certifications Type I and II or Universal for refrigerant recycling.
    • Valid Certified Pool Operator or Certified Spa and Pool Operator certificate.
    • Current valid driver's license required.

Work Environment:

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.

Incumbents work both inside and outside of apartment buildings and in all areas of the property including amenities.

Service Directors have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.

Physical Demands:

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

While performing the duties of this job, the employee is regularly required to use hands to finger, type, handle or feel objects, talk, and hear.

The employee is regularly required to stand; walk; reach with hands and arms, climb, stoop, and squat.

Incumbents must be able to physically access all exterior and interior parts of the property and amenities and must be able to work inside and outside in all weather conditions.

Must be able to operate golf carts at properties with golf carts, walk extended distances and navigate stairs to multiple levels daily.

Service Directors must be able to push, pull, lift, carry, or maneuver weights of up to fifty (50) pounds independently and one hundred and fifty (150) pounds with assistance.
