Position Summary
The Facilities Maintenance Lead collaborates closely with on-site Maintenance Technicians to ensure that all tasks are executed efficiently and accurately. This role involves overseeing job functions while also delegating responsibilities to Maintenance Technicians or Groundskeepers as necessary. Candidates must possess a Pool Operator's certification and EPA Certification. A boiler's license may also be required based on specific site needs.

Key Responsibilities
  • Lead and develop the maintenance and grounds team assigned to the property, ensuring comprehensive training on job responsibilities and performance management in line with company values.
  • Facilitate developmental opportunities to prepare staff for future roles within Bigos.
  • Delegate work assignments effectively, ensuring timely and accurate completion of tasks, including work orders and apartment turnovers.
  • Provide technical support and guidance to the maintenance team for any inquiries or issues.
  • Oversee and maintain all building systems (HVAC, Plumbing, Boilers, etc.), including site-level preventative maintenance.
  • Coordinate with the Zone Building Engineer and Maintenance Technician I regarding significant repairs, renovations, or capital projects.
  • Collaborate with vendor teams on identified tasks, including communication, bidding, and scheduling.
  • Manage inventory of tools, parts, and supplies to maintain a fully equipped workshop.
  • Notify the Property Manager of any urgent issues or unusual circumstances requiring immediate attention.
  • Participate in relevant training programs, ensuring all necessary certifications are up to date and sharing knowledge with the maintenance team.
  • Adhere to all safety protocols and promote a safe working environment.
  • Participate in on-call support rotation, responding to emergency calls within 30 minutes.
  • Maintain a professional demeanor with residents, vendors, and the public.
  • Perform additional duties as assigned by the Property Manager.
Qualifications
Education and Experience:
  • Minimum of 5 years' experience as a Maintenance Technician in a residential setting or equivalent.
  • Must obtain a Certified Pool Operators License within 6 months of hire.
  • Type II EPA Refrigerant Certification required within 6 months of hire.
  • Special Boiler's License may be required within 6 months of hire.
  • 1-2 years of experience in a supervisory or leadership role preferred.
Skills and Abilities:
  • Proficient in English with strong oral and written communication skills.
  • Ability to interact with tact and diplomacy while dealing with colleagues and the public.
  • Strong decision-making, problem-solving, and time management abilities.
  • Capable of managing multiple tasks simultaneously with self-direction.
  • Proficient in coaching and leading team members.
  • Ability to respond to on-call emergencies within 30 minutes.
Physical Requirements:

Must be able to work in a physically demanding environment, which includes frequent kneeling, lifting, pushing, pulling, and moving throughout the day. Regular lifting of over 20 lbs and frequent lifting of up to 80 lbs with assistance is required. The role may involve exposure to heights, ladders, uneven surfaces, stairs, confined spaces, dust, gas fumes, and noise. Must be able to navigate the property effectively, including climbing stairs and walking through common areas.

Personal Protective Equipment: Safety gloves, safety eyewear, ear plugs, Yaktrax, lockout/tagout kit.
Work Environment: On-site, including property grounds, apartment units, and rooftops.
