Position Summary
The Facilities Maintenance Leader collaborates closely with on-site Maintenance Technicians to ensure all tasks are completed efficiently and effectively. This role requires proficiency in all maintenance functions and the ability to delegate tasks to Maintenance Technicians or Groundskeepers as necessary. A Pool Operator's certification and EPA Certification are required, and a boiler's license may be necessary based on site-specific requirements.Key Responsibilities
  • Oversee and nurture the maintenance and grounds team assigned to the property, ensuring comprehensive training on job responsibilities and performance management aligned with company values.
  • Focus on providing growth opportunities to prepare staff for future roles within Bigos.
  • Delegate work responsibilities appropriately among the maintenance team, ensuring timely and accurate completion of work orders and apartment turnovers.
  • Offer technical support and guidance to the maintenance team for any inquiries or issues.
  • Monitor and maintain all building systems (HVAC, Plumbing, Boilers, etc.), including executing site-level preventative maintenance.
  • Communicate with the Zone Building Engineer and Maintenance Technician I regarding significant repairs, renovations, or capital projects.
  • Collaborate with vendor teams on identified tasks, including communication, bidding, and scheduling.
  • Manage inventory of tools, parts, and supplies to maintain a fully equipped workshop.
  • Alert the Property Manager of any unusual circumstances or urgent issues requiring immediate attention.
  • Participate in relevant training sessions, ensuring all required certifications are up to date and sharing knowledge with the maintenance team.
  • Adhere to all safety program requirements and promote a safe working environment.
  • Participate in on-call support rotation and respond to emergency calls within 30 minutes.
  • Maintain a positive and professional demeanor with residents, vendors, and the public.
  • Perform other duties as assigned by the Property Manager.
Qualifications
Education and Experience:
  • Minimum of 5+ years of experience as a Maintenance Technician in a residential setting or equivalent.
  • Must obtain a Certified Pool Operators License within 6 months of hire.
  • Must obtain a Type II EPA Refrigerant Certification within 6 months of hire.
  • Must obtain a Special Boiler's License within 6 months of hire.
  • 1-2 years of experience in a supervisory or leadership role preferred.
Skills and Abilities:
  • Proficient in English with strong oral and written communication skills.
  • Ability to engage with tact and diplomacy when interacting with colleagues and the public.
  • Strong decision-making, problem-solving, and time management abilities.
  • Capable of managing multiple projects or tasks simultaneously with self-direction.
  • Experience in coaching and leading individuals.
  • Ability to respond to on-call emergency situations within 30 minutes.
Physical Requirements:

Must be able to work in a physically demanding environment, including frequent kneeling, lifting, pushing, pulling, and moving throughout the day. Regular lifting of over 20 lbs and frequent lifting of up to 80 lbs with assistance. Exposure to heights, ladders, uneven surfaces, stairs, confined spaces, dust, gas fumes from equipment, and noise. Must navigate the property effectively, including climbing stairs and walking through common areas.

Personal Protective Equipment: Safety gloves, safety eyewear, ear plugs, Yaktrax, lockout/tagout kit.Work Environment: On property, including grounds, apartment units, and rooftops.Required Tools:
Hand Tools: Hammer, Screwdrivers, Wrenches, Pliers, Utility Knife, Flashlight, Hacksaw, Socket Set, Wire Stripper, Level, Inspection Mirror.
Power Tools: Cordless Drill.
Measuring Devices: Tape Measure, GFI Tester, Infrared Thermometer, Multimeter.
