POSITION OVERVIEW

The Facilities Maintenance Leader collaborates closely with on-site Maintenance Technicians to ensure all tasks are executed efficiently and accurately. This role requires proficiency in all job functions, while also having the authority to delegate tasks to Maintenance Technicians or Groundskeepers as necessary. Certification as a Pool Operator and EPA Certification are prerequisites. A boiler's license may also be necessary depending on site-specific requirements.

KEY RESPONSIBILITIES
  • Oversee and nurture the maintenance and grounds team assigned to the site, ensuring comprehensive training on job responsibilities. Assess performance in alignment with the company's Core Values and individual job descriptions.
  • Prioritize developmental initiatives to prepare staff for future roles within Bigos.
  • Effectively delegate work responsibilities among the maintenance team, ensuring timely and accurate completion of work orders and apartment turnovers.
  • Provide technical support and guidance to the maintenance team in response to inquiries and challenges.
  • Monitor and maintain all building systems (HVAC, Plumbing, Boilers, etc.), including executing site-level preventative maintenance.
  • Coordinate with the Zone Building Engineer and Maintenance Technician I regarding significant site repairs, renovations, or capital projects.
  • Collaborate with vendor teams on identified tasks, including communication, bidding, and scheduling.
  • Manage inventory of hand tools, parts, and supplies to maintain a fully equipped workshop.
  • Alert the Property Manager to any unusual circumstances or urgent issues requiring immediate attention.
  • Participate in relevant training sessions, ensuring all required certifications are up to date, and share knowledge with the maintenance team.
  • Adhere to all safety program protocols and actively promote workplace safety.
  • Participate in on-call support rotation and respond to emergency calls within 30 minutes.
  • Maintain a positive and professional demeanor with all residents, vendors, and the public.
  • Perform additional duties as assigned by the Property Manager.
QUALIFICATIONS
Education and Experience:
  • Minimum of 5+ years of experience as a Maintenance Technician in a residential apartment environment or equivalent experience.
  • Must possess a Certified Pool Operators License (to be obtained within 6 months of hire).
  • Must hold a Type II EPA Refrigerant Certification (to be obtained within 6 months of hire).
  • Must have a Special Boiler's License (to be obtained within 6 months of hire).
  • 1-2 years of experience in a supervisory or leadership role is preferred.

  • Proficient in English with strong oral and written communication skills.
  • Ability to exercise tact, diplomacy, and courtesy when interacting with colleagues and the public.
  • Strong decision-making, problem-solving, and time management abilities.
  • Capability to manage multiple projects or tasks simultaneously with self-direction.
  • Ability to lead, coach, and mentor team members.
  • Must be able to respond to on-call emergency situations within 30 minutes.
Physical Requirements:
Must be capable of working in a physically demanding environment, which includes frequent kneeling, lifting, pushing, pulling, and moving throughout the day. Regular lifting of over 20 lbs and frequent lifting of up to 80 lbs with assistance. May encounter heights, ladders, uneven surfaces, stairs, confined spaces, dust, gas fumes from equipment, and noise. Exposure to external weather conditions, drafts, and temperature variations is common. Must be able to navigate the property/building quickly and efficiently, including climbing stairs and traversing hallways and common areas.

PERSONAL PROTECTIVE EQUIPMENT: Safety gloves, safety eyewear, ear plugs, Yaktrax, lockout/tagout kit.
WORK ENVIRONMENT: On property, property grounds, apartment units, rooftops.
