Job Overview:

The Operations Manager plays a critical role in assisting the Property Manager in the day-to-day operations of the Association. During the day shift, the Operations Manager oversees the status of deliveries, construction, moves, and various other issues that require constant monitoring. In the evening shift, the Operations Manager ensures all contractors are off the property by 5 p.m., checks common hallways for construction debris, retrieves packages from Receiving for residents, relieves the Front Desk Manager as needed, assists residents with issues that don't require the Property Manager's involvement, regularly walks the property to ensure proper operation and safety, and investigates and reports any incidents that may occur during the shift. The Operations Manager is responsible for notifying the Property Manager and Maintenance Supervisor whenever a mechanical malfunction or emergency occurs.

Your Responsibilities:

  • All employees must check in with the Property Manager during the issuance of a Tropical Storm or Hurricane Watch or Warning.
  • While on duty or on the property, all employees must be in full uniform and maintain a neat appearance, including displaying identification badges.
  • All employees must be courteous and respectful to their fellow employees, residents, and guests.
  • All employees must contact the Management Office if they are late or absent.
  • All employees must maintain their assigned areas in a neat and safe manner, adhering to all safety procedures and reporting any safety issues to the Property Manager immediately.
  • All employees must attend the mandatory bi-monthly staff meeting.
  • The Operations Manager supervises all moves, deliveries, and checks on the status of unit owner construction, ensuring everything proceeds smoothly according to the property's Regulations and reporting any damage to common areas to the Property Manager.
  • The Operations Manager assists the Receiving Department as needed in keeping all deliveries, moves, and construction workers orderly and following Regulations.
  • The Operations Manager assists all Unit Owners, Residents, and Guests in a courteous and helpful manner, referring questions that cannot be handled to the Management Office for further assistance.
  • The Operations Manager retrieves packages for Residents from the Receiving Office after normal Receiving Hours or if the Receiving Clerk is busy assisting others, following proper procedures for package release.
  • The Operations Manager relieves the Receiving Clerk as needed.
  • The Operations Manager relieves the Front Desk Manager as needed.
  • The Operations Manager monitors the Valet Personnel, ensuring compliance with the Association's Guidelines for vehicular traffic in the garage and on the Valet ramp.
  • At the beginning and end of each shift, the Operations Manager checks the Fire Alarm Panel, ensuring it is fully operational, and reports any troubles in writing to the Property Manager immediately.
  • The Operations Manager assists the Property Manager and Administrative Assistant as needed.
  • The Operations Manager responds to any mechanical, medical, or police emergencies and assists as necessary.
  • The Operations Manager reports any problems to the Property Manager as soon as possible, recording all irregularities on an Incident Report.
  • This position requires being properly relieved before the end of the shift. If the relieving Operations Manager or roving security officer (on 3rd shift) does not report to work on time, the on-duty Operations Manager must stay on duty until relief arrives.

Skills & Qualifications:

  • Minimum of High School diploma. CPR Certification is desirable.
  • Must possess a strong managerial background, preferably with experience managing property or building operations, such as staff and service contracts, resident retention, and resident improvements.
  • Strong working knowledge of customer service principles and practices.
  • Strong interpersonal skills.
  • Proficiency and working knowledge of Microsoft Office Applications.
  • Multiple language fluency is preferred.

Physical Requirements:

  • Physical demands include the ability to lift up to 50 lbs., standing, sitting, walking, and occasional climbing.
  • The employee is required to work at a personal computer for extended periods and talk on the phone for extended periods.
  • Ability to detect auditory and/or visual emergency alarms.
  • On-call 24/7. Ability to work extended/flexible hours and weekends based on project requirements.
  • Driving when necessary.
  • Ability to respond to emergencies in a timely manner.

What We Offer:

As a full-time exempt associate, you will be eligible for full comprehensive benefits, including your choice of multiple medical plans, dental, and Vision. In addition, you will be eligible for time off benefits, paid holidays, and a 401k with company match. Occasional travel may be required to attend training and other company functions.

Compensation: $60,000.00
