Position Summary

The Regional Operations Manager (ROM) plays a crucial role in overseeing compliance with company policies and procedures regarding the management of self-storage facilities. The primary focus of the ROM is to ensure the operational excellence of the assigned properties and the performance of the storage sites under their supervision. Typically, the ROM manages a portfolio of multiple facilities and reports directly to the Director of Operations.

Key Responsibilities
  1. Staff Management:
    • Provide guidance and resources to enhance team performance, addressing any issues with HR or the Director of Operations.
    • Plan and organize work schedules for both themselves and their team, ensuring thorough documentation.
    • Initiate research and complete projects promptly, offering innovative solutions to challenges.
    • Foster a positive and professional culture within the team to promote productivity and job satisfaction.
    • Engage in weekly staff meetings with corporate and team members.
    • Conduct regular audits to ensure compliance with company procedures.
  2. Financial Oversight:
    • Manage and approve all invoice payments on a weekly basis.
    • Ensure timely and accurate completion of various reports.
    • Review financial reports and suggest improvements or address variances.
    • Oversee employee attendance and payroll information.
    • Prepare and adhere to the operating budget, recommending strategies to optimize income and reduce expenses.
  3. Legal and Marketing Compliance:
    • Support marketing initiatives and provide feedback on current promotions and advertisements.
    • Analyze market conditions to anticipate trends that may impact profitability.
    • Conduct competitor site visits for market research and report findings.
    • Ensure the collection of all rental income and compliance with relevant laws.
  4. Maintenance Oversight:
    • Monitor maintenance activities to ensure adherence to company standards.
    • Review vendor work to ensure timely and quality completion.
    • Provide recommendations for property improvements and repairs.
    • Regularly inspect property areas and complete audit reports.
  5. Additional Duties:
    • Participate in training sessions as required, ensuring staff completion of necessary courses.
    • Willingness to travel to various sites as needed.
    • Perform other duties as assigned.
Qualifications
  • Preferred college degree or relevant coursework.
  • Three to five years of experience in multi-unit management, with supervisory responsibilities.
  • Proficient in Microsoft Office Suite and property management software.
  • Strong organizational, communication, and leadership skills.
  • Valid driver's license with a clean driving record.
