Position Summary

KKCS is in search of a seasoned Maintenance & Operations - Program Manager to oversee various projects within educational facilities. This role encompasses managing all stages of assigned projects, including pre-construction, bidding, construction, and project close-out. The Program Manager will be responsible for reviewing pre-construction documentation, liaising with public agencies and project personnel, and ensuring adherence to budgetary and scheduling standards set by the School District.

Key Responsibilities:

  • Oversee and coordinate all aspects of the pre-construction, bidding, construction, and close-out phases of assigned projects.
  • Review pre-construction documents and provide feedback to designers as necessary.
  • Prepare and present status reports to upper management regarding project progress.
  • Coordinate with relevant public agencies during all project phases to ensure compliance with off-site work requirements.
  • Manage project budgets and schedules to meet the District's quality standards, monitoring budget status monthly.
  • Supervise daily contractor activities, review construction schedules, and address contractor inquiries through Requests for Clarifications (RFC) and related documents.
  • Evaluate contractor substitution requests to ensure compliance with specifications and District requirements.
  • Review and negotiate Contractor Change Order Proposals to establish fair pricing and address schedule impacts in a timely manner.
  • Monitor payment processes for contractors, architects, engineers, and other relevant parties.
  • Administer Professional Service Agreements between architects and the District.
  • Coordinate the delivery of related fixtures, furniture, and equipment.
  • Oversee project close-out processes, ensuring compliance with certification requirements and financial closure.
  • Perform additional duties as assigned.

Qualifications and Skills:

Required Experience & Education:

  • A minimum of eight (8) years of full-time professional experience in Project/Construction Management of Commercial and/or Public/Educational Facility Construction, with responsibility for coordinating complex projects valued at $2M or more.
  • A Bachelor's or Master's degree in Architecture, Engineering, or Construction Management.

Preferred Qualifications:

  • Experience with Building Information Modeling (BIM).
  • Familiarity with Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS).
  • Knowledge of the Division of State Architects (DSA) construction/design/certification process.
