Position Overview: The Facilities Operations Manager plays a crucial role in overseeing maintenance operations, ensuring that service requests and apartment preparations are efficiently managed alongside the maintenance team. This position is responsible for maintaining an adequate inventory of parts and supplies necessary for addressing common repairs and situations. The Facilities Operations Manager collaborates with the Community Manager and maintenance staff to uphold the community's physical appearance and integrity, creating a safe, clean, and welcoming environment for residents and guests. Regular community inspections are conducted to enhance curb appeal and ensure that all apartments are promptly restored to a 'market-ready' state.

Key Responsibilities:
  • Ensure compliance with local, state, and federal safety regulations, including EPA, OSHA, and Fair Housing guidelines.
  • Develop and assign daily tasks for maintenance technicians and establish the weekly on-call emergency maintenance schedule.
  • Conduct regular inspections of the exterior and interior of buildings and grounds to identify cleanliness and repair needs.
  • Document service requests for all identified issues requiring follow-up actions.
  • Coordinate with external contractors when specialized skills or resources are necessary.
  • Oversee maintenance tasks in apartments, including inspections, repairs, and replacements of various fixtures and appliances.
  • Manage plumbing, electrical, and HVAC repairs, ensuring compliance with safety standards.
  • Conduct preventative maintenance checks and maintain accurate records of service requests and inventory.
  • Supervise maintenance staff, ensuring timely completion of service requests and apartment make-ready processes.
  • Participate in budget creation and management of maintenance financials for the community.
  • Ensure cleanliness and safety of maintenance areas and equipment.
  • Attend training sessions and adhere to company safety protocols.
  • Assist in performance evaluations of maintenance staff.
  • Other related duties as assigned.
Qualifications:
  • High school diploma or GED required.
  • Minimum of three years of experience in property management maintenance.
  • Three years of supervisory experience preferred.
  • Basic computer skills, including proficiency in Microsoft Office and property management software.
  • Advanced knowledge in electrical, plumbing, carpentry, and HVAC systems.
  • Strong customer service and communication skills.
  • Ability to work effectively within a team and take direction from supervisors.
  • Flexibility to handle a variety of tasks efficiently.
  • Valid driver's license and automobile insurance required.
  • Universal Certification preferred.
