Position Title: Assistant Manager
Location: Hampton Roads, VA
Reports to: Facility Manager
Employment Status: Full Time Non-Exempt
Objective:
The Assistant Manager is responsible for promoting services to both commercial and individual clients; determining rental pricing; engaging with tenants; managing payment collections; ensuring facility upkeep; overseeing security measures; and enforcing organizational policies and protocols.
Key Responsibilities:
Accommodations may be provided to enable individuals with disabilities to fulfill essential functions.
- Facilitate the rental of self-storage units and the sale of related products (boxes, locks, etc.) and additional company services.
- Deliver exceptional customer service to both new and existing clients. Address all customer inquiries or issues promptly and courteously. Encourage positive online feedback.
- Process payments for storage rentals; reconcile all payment methods daily at the end of business hours; complete daily bank deposits.
- Conduct collection activities for overdue accounts, including phone communications, mailing notifications, and preparing auction sale documentation.
- Compile and submit operational, financial, and marketing reports as mandated by company policy or as requested by the District Manager. Prepare monthly staffing schedules for the facility.
- Maintain the property in a tidy and orderly condition, ensuring the exterior grounds are free of litter and debris, and cleaning storage units, access corridors, and restrooms.
- Coordinate and oversee minor repairs needed at the facility.
- Inform the District Manager of any significant repairs, construction issues, or large maintenance projects.
- Supervise maintenance personnel or third-party contractors during routine maintenance or repair tasks at the facility.
- Conduct daily inspections of the facility, promptly identifying and addressing any potential security breaches.
- Understand basic operational and maintenance requirements for facility systems (HVAC, fire alarms, security systems, lighting, gate operations, etc.).
- Perform minor maintenance tasks, such as changing light bulbs and controlling weeds.
- Implement, adhere to, and enforce compliance with company policies and procedures.
Qualifications:
- Preferred 1+ years of experience in retail.
- Preferred 1+ years of supervisory or leadership experience.
- Self-motivated with excellent time management skills. Highly productive with minimal oversight.
- Able to work independently and collaboratively within a team environment.
- Flexible work schedule required, including weekends; punctuality and excellent attendance are essential.
- Sales-oriented with the ability to understand customer needs, recommend appropriate storage solutions, and identify cross-selling opportunities.
- Strong organizational skills, maintaining files and workspaces in an orderly manner. Attention to detail and commitment to producing accurate, high-quality work.
- Ability to analyze information, solve problems, and demonstrate professionalism.
- Proficient in Microsoft Office, email, and general computer skills. Quick to learn new software and programs.
- Exhibit a professional and positive demeanor that reflects well on the organization.
Work Environment:
- This position operates in an office setting, routinely utilizing standard office equipment such as computers, phones, photocopiers, and filing cabinets.
- Work may involve both indoor and outdoor activities.
Physical Requirements:
- Close visual acuity is required for tasks such as preparing and analyzing data, transcribing, viewing computer screens, and extensive reading.
- Ability to exert up to 20 pounds of force occasionally, and/or up to 10 pounds of force frequently, and/or a negligible amount of force constantly to move objects.
- This role typically requires fingering, grasping, talking, hearing, seeing, and repetitive motions.
- Exposure to hazardous materials may occur in a home or general office environment.
- Use of household cleaning products and disinfectants may be necessary.
Supervisory Responsibilities:
- This position does not have any direct supervisory responsibilities.
