Objective
The Operations Supervisor is responsible for promoting services to both commercial and individual clients; determining rental pricing; managing tenant agreements; collecting payments; overseeing facility upkeep and systems; ensuring security measures are in place and enforcing company regulations.
Key Responsibilities

- Facilitating rental agreements for storage units and selling associated products (boxes, locks, etc.) and additional company services.
- Delivering exceptional customer service to both new and existing clients. Addressing all customer inquiries or issues promptly and courteously. Encouraging positive online feedback.
- Processing payments for storage fees; reconciling all payment methods daily at the end of business; completing daily bank deposits.
- Conducting collection activities for overdue accounts, including phone communications, mailing notifications, and preparing auction documentation.
- Compiling and submitting operational, financial, and marketing reports as required by company policies or requested by the District Manager. Preparing monthly schedules for store personnel.
- Maintaining the property in a tidy and orderly state, including keeping the exterior grounds free of litter and debris, cleaning storage units, access corridors, customer and employee restrooms, and overall property cleanliness.
- Coordinating and overseeing minor repairs needed at the facility.
- Informing the District Manager of any necessary repairs, construction issues, or significant maintenance projects.
- Supervising maintenance staff or third-party contractors during routine maintenance or repair work at the facility.
- Conducting daily inspections of the facility, identifying and responding promptly to any potential security breaches.
- Understanding basic operations and maintenance requirements for facility systems (HVAC, fire alarm, security systems, interior and exterior lighting, gate operations, etc.).
- Performing minor maintenance tasks, such as changing light bulbs and managing weed control.
- Implementing, adhering to, and enforcing compliance with company policies and procedures.
- Minimum of 1 year of experience in retail preferred.
- At least 1 year of supervisory or leadership experience preferred.
- Self-motivated with excellent time management skills. Highly productive with minimal oversight.
- Able to work independently and collaboratively within a team environment.
- Flexible work schedule, including weekends; punctuality and excellent attendance are essential.
- Passionate about sales, with the ability to understand customer needs, recommend appropriate storage solutions, and identify cross-selling opportunities.
- Possesses superior organizational skills, maintaining organized files and workspaces. Demonstrates meticulous attention to detail and commitment to producing accurate, high-quality work.
- Ability to analyze information, solve problems, and maintain professionalism.
- Proficient in Microsoft Office, email, and general computer skills. Quick to learn new software and programs.
- Presents a professional and positive image that reflects well on the organization.
- This position operates in a clerical office environment. Standard office equipment such as computers, phones, photocopiers, and filing cabinets are routinely used.
- Job activities occur both indoors and outdoors.
- Requires close visual acuity for tasks such as preparing and analyzing data, transcribing, viewing computer screens, and extensive reading.
- May require exerting up to 20 pounds of force occasionally, and/or up to 10 pounds of force frequently, and/or a negligible amount of force constantly to move objects.
- Typical tasks involve fingering, grasping, talking, hearing, seeing, and repetitive motions.
- May be exposed to hazardous materials typically found in home or office environments.
- Use of household cleaning products and disinfectants may be necessary.
- This position does not have supervisory responsibilities.
