Real Estate Operations Manager

POSITION SUMMARY

This role is accountable for the comprehensive financial and operational oversight of designated properties, which includes managing tenant relationships, conducting inspections, overseeing construction projects, and administering contracts. The successful candidate will ensure the effective management of assigned assets, focusing on both office and retail operations.

WHAT YOU'LL DO

  • Manage property operations efficiently.
  • Deliver outstanding customer service while nurturing strong tenant relationships.
  • Conduct thorough property inspections.
  • Prepare annual budgets, conduct periodic reforecasts, and generate financial reports.
  • Lead and mentor team members effectively.
  • Solicit bids and manage service contracts.
  • Oversee rent collection processes and monitor accounts receivable.
  • Manage service contracts and periodic rebidding processes.
  • Coordinate and supervise capital improvement and tenant construction projects.
  • Facilitate tenant move-ins and move-outs.
  • Maintain precise lease, property, and vendor documentation.
  • Communicate effectively with supervisors, tenants, and team members.

WHAT YOU'LL NEED TO SUCCEED (REQUIREMENTS)

  • Extensive management and supervisory experience.
  • Strong communication skills with a patient approach to coaching and mentoring.

  • Meticulous attention to detail along with robust organizational and time management skills.
  • Ability to make informed decisions and work independently.

  • Comprehensive knowledge of building mechanical systems and construction management practices.
  • Proficiency in reviewing and preparing detailed financial reports.
  • Strong analytical and problem-solving skills.
  • Exceptional verbal and written communication capabilities.
  • Advanced computer proficiency, particularly in Excel and Word, along with familiarity with accounting software.
  • Willingness to learn and effectively utilize various real estate and construction software tools.
  • A Bachelor’s degree and a minimum of 5 years of progressive experience in commercial and retail real estate management is preferred.
  • Certification as a Property Manager or Real Property Administrator is advantageous.

While performing the duties of this position, the employee is frequently required to sit and use hands for handling office equipment and paperwork. The employee is also frequently required to stand and walk, with occasional requirements to reach with hands and arms. Lifting up to 10 pounds and moving a distance of 30 feet may be necessary. The employee must be able to navigate the property, including moving up and down stairs, and may need to sit for up to 50% of the workday.

Property inspections may necessitate meeting the physical requirements outlined above.
