Your Role

The primary responsibility of the Facilities Operations Manager is to oversee and manage the Repair Team, ensuring effective technical review, analysis, support, and resolution for Facility Management issues. These issues may arise from various sources, including the Facility Management Hotline, Work Order Management System, PowerBI reporting, Asset/Incident System Mailboxes, or Planned Maintenance Inspections.

This role is crucial in ensuring that Facilities Maintenance activities are resolved efficiently and cost-effectively, delivering maximum value to Lowe's.

As a Facilities Operations Manager, you will directly supervise a team of 7-9 Facilities Analysts, managing approximately 600 retail locations and overseeing an annual budget of over $300 million.

Key Responsibilities

1. Provide oversight of Facilities Analysts to ensure effective management of "break-fix" repair incidents and planned maintenance repairs.

2. Monitor and analyze reporting through ServiceChannel and PowerBI to assess vendor performance, adjusting store assignments and rankings to meet corporate objectives.

3. Collaborate with Facilities Analysts and Real Estate Finance to ensure the efficient processing and reconciliation of all relevant invoices.

4. Adjust facility forecasted spending for planned maintenance, reactive repairs, and projects in partnership with Real Estate Finance to achieve corporate targets.

5. Conduct trend analysis to identify risks related to project and reactive repair spending, providing options for adjustments in high-risk categories.

6. Support the Division Facility Director and Retail Facility Operations Managers in monitoring spending trends and identifying potential savings related to forecasted projects.

7. Review and approve vendor proposals, contracts, and invoices within the established spending authority, evaluating the net benefit of repair versus replacement scenarios.

8. Conduct periodic reviews and analyses of key performance metrics related to the Repair Team and vendor agreements.

9. Collaborate with various departments, including Facility Maintenance Groups, Engineering & Construction, Real Estate, and Store Operations, to ensure alignment on enterprise activities.

10. Work with the Division Facility Director to establish criteria for project transfers to Retail Facilities Operations Managers or Engineering & Construction.

11. Address concerns and provide insights on Lowe's Facility Maintenance activities as requested by Lowe's Legal.

Minimum Qualifications

- Bachelor's Degree in Real Estate, Engineering, Architecture, or a related field.

- 8-10 years of experience in facilities management, preferably within the retail sector.

- 5-7 years of progressive experience in facility management operations.

- Strong analytical skills with the ability to make data-driven decisions.

- Comprehensive knowledge of facilities maintenance and proactive asset management.

- Excellent interpersonal skills across all organizational levels.

- Advanced written and verbal communication skills.

- Ability to manage multiple tasks effectively, prioritizing and delegating as necessary.

- Exceptional organizational and time management skills.

- Proficient in Microsoft Office Suite.

Preferred Qualifications

- 3-5 years of experience with asset/work order management software.

- Proven ability to serve as a trusted advisor to senior operations partners.

- Demonstrated experience in applying cost-benefit analysis principles.

- Experience in cross-functional collaboration.

- Background in customer service with a track record of meeting service-level agreements.
