Job Summary

The Regional Property Manager is a key role within our organization, responsible for overseeing the physical, operational, and financial performance of a portfolio of properties. This position requires a strong leader who can create and execute property management strategies to enhance each asset's value.

Key Responsibilities

  1. Operational Excellence: Ensure that all properties within the portfolio meet established operational, financial, and business performance goals.
  2. Financial Management: Prepare and manage annual operating budgets for each property, closely monitoring revenue and expenses to ensure financial targets are met or exceeded.
  3. Team Leadership: Lead, train, and manage on-site property managers and staff to achieve operational excellence and remain compliant with company policies and procedures.
  4. Marketing and Leasing: Develop and implement comprehensive marketing, leasing, reputation, and resident retention programs to minimize turnover and maximize rental income.
  5. Compliance and Risk Management: Ensure that all properties are well maintained, in compliance with all relevant codes, laws, and regulations.
  6. Communication and Liaison: Foster positive resident and employee relationships, address concerns promptly and professionally, and liaison with external parties such as contractors, local government officials, and community leaders.
  7. Reporting and Analysis: Prepare detailed reports on property performance, market trends, and other analytics for senior management and owners.

Requirements

  • Bachelor's degree in Real Estate, Business Administration, or related field preferred.
  • Minimum of 6 years of experience in property management, with at least 3 years in a leadership or management role overseeing multiple properties.
  • Industry certifications preferred: CPM, CAPS, CAM
  • Real Estate license required in specific markets, otherwise preferred.

Skills and Abilities

  • Strong understanding of real estate industry trends, market dynamics, and property management best practices.
  • Excellent leadership, communication, and interpersonal skills, with the ability to build and motivate high-performing teams.
  • Proficiency in financial analysis, budgeting, and property performance metrics.
  • Knowledge of property management software systems and technology solutions.
  • Proficiency with Microsoft Office – Outlook, Excel, Word, and PowerPoint.

Special Requirements

  • Ability to withstand physical activity and navigate the property to include; walking, lifting, sitting, bending, twisting, climbing, reaching, flexibility, mobility, and standing for extended periods of time.
  • Maintaining a valid driver's license and reliable transportation for travel between properties.
  • Ability to regularly work in weather conditions (heat, rain, snow, ice, etc.).
