About the Role

The Omaha Housing Authority is seeking a highly skilled Property Manager to lead our team and manage our properties. As a key member of our staff, you will be responsible for ensuring the success of our properties, including occupancy, marketing, management, maintenance, and financial management.

Key Responsibilities:

  • Drive occupancy goals and enhance resident retention through effective leasing and marketing efforts.
  • Lead your team effectively, resolve tenant complaints, enforce lease agreements, and ensure compliance with regulations.
  • Oversee property maintenance and ensure timely unit turnarounds.
  • Prepare and monitor budgets, ensure financial viability, and manage expenditures.
  • Guide and support your team, conduct evaluations, and handle staffing needs.

Requirements:

  • 5 years of property management experience, or a related mix of education and experience.
  • A Bachelor's or Associate's degree in Management, Business Administration, or a related field (preferred).
  • Strong leadership skills and experience in managing and supervising staff.
  • Excellent communication skills and problem-solving abilities.
  • Ability to work flexible hours, including evenings and weekends.

What We Offer:

  • A comprehensive benefits package, including 17 paid holidays, 12 days of vacation and 12 days of sick leave per year, medical, dental, and vision benefits, and a 401(a) retirement plan with a 5.5% match.
  • A salary range of $46,195 - $63,858, plus up to $6,000 in bonuses.
