Job Summary

We are seeking a highly motivated and organized Assistant Property Manager to join our team at the Omaha Housing Authority. As a key member of our property management team, you will be responsible for supporting the daily operations of our properties, including administrative tasks, leasing, rent collection, and resident relations.

Key Responsibilities:

  • Assist with showing properties and developing positive relationships with prospective and current residents.
  • Aid in enforcing occupancy policies and procedures, explaining leases and OHA policies to residents.
  • Respond to routine inquiries and address resident questions, concerns, and complaints in a timely manner.
  • Collect rent payments and maintain accurate records, review accounts receivable and follow up on collection efforts.
  • Prepare lease agreements and other move-in paperwork, type confidential correspondence and reports as requested.

Requirements:

  • High school diploma/GED or equivalent required, associates degree in Business Administration or related field preferred.
  • Minimum of two years' experience in property management, real estate, customer service, or business administration.
  • Working knowledge of industry standards and regulations, including lease agreements and effective tenant recruitment.
  • Excellent interpersonal and conflict resolution skills, ability to interact and communicate effectively with tenants, vendors, and maintenance team.

Working Conditions:

Work is performed in an office setting with normal conditions of dust, odors, fumes, and noises, involving considerable public contact.

Abilities:

Ability to sit, stand, and walk up to 100% of the time, and reach, stoop, squat, push, pull, and type up to 25% of the time.
