Position Summary:
The Area Supervisor (AS) plays a crucial role in supporting the Portfolio Manager (PM) in the administration of a designated group of properties. This position is accountable for ensuring adherence to all company policies, procedures, and operational standards while overseeing on-site staff. The AS is tasked with fulfilling the PM's responsibilities in their absence and is ultimately responsible for the performance of all properties within their purview.

Compensation: $75,000 - $80,000 / Year

Key Responsibilities:

  1. Leadership:
    Demonstrate initiative and sound judgment in managing complex administrative and operational tasks. Ensure properties are maintained in line with management agreements and oversee transitions and due diligence processes.
  2. Client Relations:
    Implement the Owner's vision in daily operations to align with client objectives and expectations.
  3. Communication:
    Foster effective communication with all stakeholders, including residents, vendors, and clients. Respond promptly to inquiries and maintain clear communication with the accounting team to meet deadlines.
  4. Employee Management:
    Assist in recruitment and onboarding of on-site staff. Provide ongoing training and performance evaluations to ensure compliance and productivity.
  5. Leasing and Occupancy:
    Support on-site teams in achieving occupancy goals and assist in rent evaluations based on market conditions.
  6. Revenue Management:
    Identify opportunities for additional income and cost reductions while monitoring collections and financial performance.
  7. Reporting and Documentation:
    Ensure all properties maintain necessary documentation and meet reporting requirements.
  8. Risk Management:
    Ensure compliance with risk management protocols and timely reporting of incidents.
  9. Facility Maintenance:
    Oversee project budgets and monitor service requests to ensure resident satisfaction.
  10. General Compliance:
    Enforce community regulations and adhere to Fair Housing laws, promoting a professional image in all interactions.

Qualifications:

  • Minimum of 3 years in a Community Director role managing 250+ units.
  • Experience in residential property management or related fields.
  • Valid driver's license and reliable transportation.
  • Proficient in English, both written and spoken.
  • High School diploma or equivalent.
  • Experience with affordable housing programs such as LIHTC and HUD.

Essential Skills:

  • Proficiency in various software applications including Microsoft Office and property management systems.
  • Strong customer service and communication skills.
