The Area Supervisor (AS) plays a crucial role in supporting the Portfolio Manager (PM) in overseeing a designated portfolio of properties as assigned by FPI Management, Inc. This position is tasked with assisting the PM in implementing all policies, procedures, and operational standards of FPI Management, Inc., and performing PM duties under their guidance or in their absence. The AS is accountable for all on-site personnel and is responsible for the overall operations of the properties within their scope. The primary objective is to meet the expectations of each Client based on the respective operational budget and management agreement.

Key Responsibilities

1. Leadership
  • Demonstrate initiative and independent judgment in addressing complex administrative and managerial tasks.
  • Ensure that properties are maintained in accordance with management agreements.
  • Participate in property transitions and due diligence processes.
2. Client Relations
  • Implement the Owner's philosophies in daily operations to meet Client objectives.
3. Communication
  • Maintain professional communication with applicants, residents, vendors, and clients.
  • Respond to inquiries from residents, clients, and vendors promptly.
  • Coordinate effectively with the accounting department to meet financial deadlines.
4. Employee Management
  • Assist in recruiting and hiring on-site staff.
  • Support training and onboarding for new Community Directors.
  • Provide ongoing training and guidance to enhance employee productivity.
  • Oversee payroll and office hours to ensure compliance and cost efficiency.
5. Leasing and Occupancy
  • Support on-site teams in achieving target occupancy levels.
  • Assist in evaluating rent and concession strategies based on market conditions.
6. Revenue Management
  • Identify opportunities for additional income and cost reductions.
  • Monitor collections and assist teams in maximizing revenue potential.
7. Reporting and Documentation
  • Ensure properties maintain necessary documentation and compliance with reporting requirements.
  • Assist in preparing annual operating budgets for clients.
8. Risk Management
  • Ensure compliance with risk management protocols and timely reporting of incidents.
9. Facility Maintenance
  • Monitor project budgets and service requests for timely completion.
10. Compliance and Professionalism
  • Enforce community rules and regulations consistently.
  • Adhere to Fair Housing Laws and maintain a professional image.
Qualifications
  • Preferred 3 years of experience in community management with substantial unit counts.
  • Experience in residential property management or related fields is advantageous.
  • Valid driver's license and reliable transportation.
  • Proficiency in English is required.
  • High School diploma or equivalent is necessary.
  • Experience with affordable housing programs is preferred.
