Position Overview:

The MEP Project Manager is responsible for ensuring quality control in mechanical, electrical, and plumbing design, bidding, and construction phases for Clayco projects. This includes the creation of MEP scope documents, early-stage MEP bid package development, and subcontractor negotiations. The role also involves document review and guidance for the design team and clients, addressing scope modifications during construction, and serving as a liaison between original and field scopes. Additionally, the position entails on-site supervision and coordination of mechanical, electrical, plumbing, fire protection, and elevator subcontractors, ensuring successful project completion within time and budget constraints while maintaining quality, contractual obligations, and scheduling. The MEP Project Manager will observe fieldwork to ensure compliance with drawings and specifications and play a crucial role in developing and implementing the Clayco Commissioning process.

Key Responsibilities:

  • Plan MEP systems interrelationships, construction sequencing, and project timelines.
  • Facilitate problem-solving among MEP subcontractors during construction.
  • Validate design issues related to MEP and propose alternative solutions.
  • Assist in the receipt and evaluation of MEP submittals.
  • Document and track all MEP changes and as-built information on field drawings.
  • Support scope review, budgeting, and justification for MEP change orders.
  • Participate in the Quality Control process for MEP installations.
  • Collaborate with the project management team to oversee MEP subcontractor activities.
  • Coordinate and manage MEP-related materials, systems, and shop drawing submissions.
  • Act as a liaison with Consultant MEP Engineers, Inspectors, and relevant personnel.
  • Ensure MEP subcontractors provide and comply with necessary quality documentation.
  • Enforce adherence to project safety regulations by MEP subcontractors.
  • Assist in the testing and commissioning of MEP equipment.
  • Willingness to travel occasionally for project needs.

Qualifications:

  • 5-8 years of experience in mechanical/electrical commissioning or related fields.
  • Bachelor's degree in Mechanical or Electrical Engineering.
  • Commissioning experience or certification from ASHRAE or BCA (University of Wisconsin Extension).
  • Knowledge of plumbing and fire protection field requirements through experience and training.
  • Understanding of electrical systems and familiarity with NEC for field reviews and commissioning requirements.
  • Strong background in control systems, BACNet, Tridium networks, and functional testing procedures.
  • Knowledge of air and water testing, adjusting, and balancing procedures.
  • Proficient understanding of fire alarm systems and their integration.
  • Ability to interpret architectural, structural, and civil documents to understand mechanical/electrical system integration.
  • Familiarity with Specifications Divisions and related testing and documentation requirements.
  • Understanding of common building codes, including Plumbing, NFPA (fire, electrical, etc.), Mechanical, and Life Safety.
  • Proficient with computers, laptops, tablets, Microsoft Office, and various M/E industry applications.
  • Comfortable using standard field testing equipment such as infrared cameras and light meters.
