Job Summary

We are seeking a highly skilled and experienced Maintenance Director to join our team at StoryPoint. As a key member of our operations team, you will be responsible for overseeing the maintenance and repair of our facilities, ensuring that they are safe, efficient, and well-maintained.

Key Responsibilities
  • Supervise Maintenance Staff
    • Determine workloads and schedules for maintenance staff
    • Evaluate staff performance and make recommendations for hiring or termination
    • Manage and motivate staff to provide quality service
  • Maintain Facilities
    • Ensure that facilities are maintained in accordance with local and state building codes
    • Manage activities of all maintenance departments, including cost management, methods, and staffing
    • Establish and maintain budgets, schedules, and work plans
  • Provide Technical Support
    • Provide technical knowledge and skills for maintenance projects
    • Assist with maintenance projects as needed
    • Prepare service estimates and maintain budgets for individual projects
  • Develop and Implement Policies
    • Develop and implement policies and procedures with the President
    • Develop departmental goals and objectives
  • Negotiate Contracts
    • Negotiate sub-contractor contracts
    • Inspect contractor work to ensure safe work practices and operating procedures
  • Ensure Compliance
    • Ensure that preventative maintenance procedures are carried out on a scheduled basis
    • Complete maintenance records for equipment
    • Recommend replacement of equipment as needed
  • Establish Relationships
    • Establish and maintain effective working relationships with other employees, vendors, and the general public
Requirements
  • Education and Experience
    • State Builder's License and HVAC certification preferred
    • Valid driver's license required (no restrictions)
  • Skills and Abilities
    • Basic computer skills required
    • Considerable knowledge of practices, methods, and techniques pertaining to building and facilities maintenance and repair
    • Considerable knowledge of the tools and equipment associated with the building maintenance and construction trades
    • Considerable knowledge of safety standards and precautions
    • Strong written and oral communication skills
    • Sound problem-solving skills
    • Strong leadership abilities
    • Ability to train staff on company policies and job responsibilities
Working Conditions

This position entails standing for long periods of time. While performing the duties of this job, the employee is required to communicate effectively with others, sit, stand, walk, and use hands to handle keyboard, telephone, paper, files, and other equipment and objects. The employee is occasionally required to reach with hands and arms. This position requires the ability to review detailed documents and read computer screens. The employee will occasionally lift and/or move up to 25 pounds. The work environment requires appropriate interaction with others. The noise level in the work environment is moderate. Occasional travel to different locations may be required.
