Position Overview

Role Summary
The Facilities Maintenance Supervisor will support the Maintenance Director in ensuring the property is maintained in a safe, appealing, and comfortable state. Responsibilities include developing preventive maintenance strategies, conducting inspections of property and equipment, managing inventory, overseeing staff, and assigning maintenance duties. You will be responsible for preparing work schedules and ensuring adherence to all maintenance policies. Your primary goal will be to keep the facilities and units in optimal condition, performing necessary tasks such as handling service requests and preparing units for occupancy.

Key Responsibilities
  • Oversee and manage Maintenance Technicians and staff, including hiring, training, performance evaluation, and termination processes.
  • Manage financial performance and operations within the approved maintenance budget, focusing on expense control and compliance with purchasing guidelines.
  • Schedule, train, supervise, and assess all maintenance personnel, ensuring full compliance with required training.
  • Prioritize and track work orders to ensure timely completion.
  • Meet property goals for work order response and completion times.
  • Establish and manage emergency on-call procedures.
  • Accountable for all company-owned equipment and tools.
  • Participate in the preparation of vacant units as needed.
  • Conduct regular property inspections.
  • Ensure adherence to preventive maintenance protocols.
  • Prepare purchase orders and procure necessary parts and supplies.
  • Ensure compliance with company policies and procedures.
  • Assist in conducting annual and semi-annual inspections of units.
  • Support all aspects of property maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency maintenance.
  • Assist the Maintenance Director as needed.
  • Contribute to resident retention initiatives.
  • Promptly address unsafe conditions.
  • Learn and comply with all safety regulations at the company, local, state, and federal levels.
  • This role requires driving for the company, using either a company vehicle or a personal/rental vehicle for business purposes.
Qualifications
  • High School Diploma or GED required; advanced training or degree in building maintenance, management, construction, skilled trades, or a related field preferred.
  • Proficient in various trades/skills, including electrical, HVAC, plumbing, carpentry, and general building maintenance, with a minimum of 5 years of experience in building maintenance.
  • 1-3 years of supervisory experience required; previous management experience preferred.
  • Experience with administrative reporting and Yardi preferred.
  • Ability to perform physical work in all weather conditions and lift weights up to 50 pounds regularly, and over 50 pounds occasionally.
  • Willingness to work on-call shifts as necessary.
  • Valid driver's license required.
  • HVAC/EPA certification required.
  • OSHA 10 certification required.
