WinnCompanies is seeking a Service Order Manager to enhance our team. In this position, you will support the Director of Maintenance and/or Maintenance Manager in upholding maintenance standards for service orders and preventive maintenance across various communities. You will also oversee the Service Order department.

Key Responsibilities

  • Plan, schedule, and manage service order tasks (both internal and contracted). Utilize Yardi tools for effective service order management.
  • Address customer concerns and escalations, ensuring proper follow-up, parts and contractor scheduling, and resolution.
  • Engage in hiring, performance evaluation, and disciplinary actions in collaboration with the Director of Operations and HR. Provide training, coaching, and mentorship to team members.
  • Ensure compliance with all Winn Military Housing Services, Lend Lease, and Military Partner policies, procedures, standards, and reporting requirements.
  • Maintain daily communication with community offices and maintenance department managers to meet service order goals and targets.
  • Coordinate preventive maintenance work (internal and contracted) for homes, playgrounds, amenities, and facilities. Manage curb appeal schedules.
  • Conduct quality control checks to ensure adherence to time and quality standards.
  • Generate and analyze weekly and monthly maintenance reports to identify current or potential issues, making recommendations for solutions and ensuring implementation by the appropriate staff.
  • May assume responsibilities of Service Dispatch Manager, Service Order Coordinator, Resource Manager, and Field Supervisors as needed.

Qualifications

  • High school diploma or GED equivalent.
  • 3-5 years of relevant experience.
  • 1-3 years of supervisory experience in maintenance.
  • Valid driver's license in good standing and ability to meet driving record standards.
  • Knowledge of residential maintenance and construction.
  • Proficiency in computer systems, especially Microsoft Office applications.
  • Exceptional customer service skills.
  • Able to manage and collaborate with a diverse group of individuals.
  • Proficient in reading and writing in English to understand instructions and follow supervisory directions.

Preferred Qualifications

  • Vocational or technical training.
  • Experience in reporting, data analysis, forecasting, and budgeting.
  • Familiarity with Yardi property management software.
