WinnCompanies is seeking a Service Order Manager to enhance our team. In this pivotal role, you will support the Director of Maintenance and/or Maintenance Manager in upholding maintenance standards for service orders and preventive maintenance across our properties. You will also lead the Service Order department.

Key Responsibilities

  • Plan, schedule, and oversee service order tasks (both internal and contracted). Leverage Yardi tools for effective service order management.
  • Address customer inquiries and concerns, ensuring proper follow-up, parts procurement, contractor coordination, and resolution.
  • Engage in recruitment, performance evaluations, and disciplinary actions in collaboration with the Director of Operations and HR. Provide training, coaching, and mentorship to team members.
  • Ensure compliance with all relevant policies, procedures, standards, and reporting requirements set forth by Winn Military Housing Services, Lend Lease, and Military Partners.
  • Maintain daily communication with community offices and maintenance managers to achieve service order goals and objectives.
  • Coordinate preventive maintenance activities (both internal and contracted) for homes, playgrounds, amenities, and facilities, while managing curb appeal schedules.
  • Conduct quality control assessments to ensure adherence to time and quality standards.
  • Generate and analyze weekly and monthly maintenance reports to identify current or potential issues, providing recommendations for solutions and ensuring implementation by the appropriate personnel.
  • May assume responsibilities of Service Dispatch Manager, Service Order Coordinator, Resource Manager, and Field Supervisors as needed.

Qualifications

  • High school diploma or GED equivalent.
  • 3-5 years of relevant experience in the field.
  • 1-3 years of supervisory experience in maintenance.
  • Valid driver's license in good standing, meeting the company's driving record standards.
  • Familiarity with residential maintenance and construction practices.
  • Proficient in computer systems, especially Microsoft Office applications.
  • Exceptional customer service skills.
  • Able to manage and collaborate with a diverse range of individuals.
  • Proficient in reading and writing in English to comprehend basic instructions and directives.

Preferred Qualifications

  • Vocational or technical training.
  • Experience in reporting, data analysis, forecasting, and budgeting.
  • Familiarity with Yardi property management software.
