Riverview at Upper Landing is seeking a dedicated full-time Property Maintenance Specialist to join our team. In this role, you will ensure resident satisfaction, convenience, and safety through the consistent maintenance of the property, which includes preventive maintenance, repairs, replacements, and inspections performed in a timely manner.

Working Hours: Generally, Monday through Friday from 8:00 am to 4:30 pm. Please note that property office hours may vary. An on-call rotation is required, typically one week every three weeks, with weekend work necessary for turnovers at the beginning and end of each month if applicable.

Key Responsibilities:

  • Conduct property maintenance or repairs as needed or requested by residents and/or management. This may include HVAC, plumbing, electrical work, locksmithing, appliance repairs, lighting systems, carpentry, and more.
  • Execute apartment turnovers to ensure that move-in standards are achieved.
  • Carry out preventive maintenance tasks according to established guidelines and schedules.
  • Perform exterior maintenance, which may include roof, parking lot, and recreational area upkeep, as applicable.
  • Manage grounds care, including snow removal and litter collection.
  • Ensure compliance with local, state, and company safety regulations, coordinating with inspectors as necessary.

Additional Responsibilities:

  • Assist with community cleaning as required.
  • Complete routine documentation such as boiler and sidewalk logs as needed.
  • Attend staff meetings and participate in quarterly maintenance training sessions.
  • Safeguard confidential information.
  • Maintain a high standard of customer service.
  • Adapt to changes and remain flexible and receptive.
  • Understand and apply basic principles of housekeeping and safety.
  • Manage maintenance supply inventory, including selection, ordering, and budget monitoring.
  • May oversee the scheduling and coordination of outside vendors as needed.
  • Perform other related duties as assigned by the supervisor.

Job Requirements:

  • High school diploma or equivalent is required.
  • A minimum of 2 years of maintenance experience is preferred.
  • Ability to interpret drawings, verbal instructions, or sketches.
  • Capability to maintain confidentiality.
  • Strong interpersonal skills to interact with residents, owners, managers, and other staff members.
  • Adherence to organizational policies and procedures.
  • A valid driver's license, acceptable driving record, and access to a vehicle are required.
  • Must not pose a direct threat to the health or safety of others in the workplace.
  • Special Engineers License and Certified Pool Operator (CPO) certification are preferred.
  • EPA Refrigerant Handling and Recovery certification is also preferred.
