We are looking for a skilled and qualified individual to take on the role of Capital Improvement Project Manager. The successful candidate will be responsible for overseeing the design, procurement, and execution of significant capital improvement projects. This role requires proactive communication with clients, vendors, and management stakeholders, as well as the development of new business opportunities. Furthermore, the individual will establish and implement best practices, policies, and procedures for property maintenance and building systems operations.

Key Responsibilities:
  • Manage substantial capital projects, including but not limited to: commercial roof repairs and replacements, parking lot renovations, elevator upgrades, building envelope restorations, and generator testing and replacements.
  • Deliver timely and professional updates on project status and escalate issues as necessary.
  • Prepare project completion reports and ensure the receipt of all invoices and lien waivers.
  • Oversee projects within budget and timelines, proactively addressing any potential risks.
  • Negotiate and draft contracts for project vendors.
  • Support business development initiatives for third-party project management.
  • Maintain an organized project pipeline and active project calendar.
  • Evaluate physical aspects of commercial real estate to formulate capital expense budgets.
  • Define project scopes for capital improvements and solicit vendor bids for execution.
  • Collaborate with Property Managers to minimize operational disruptions.
Qualifications:
  • Bachelor's degree in Engineering, Construction Management, or a related field (preferred).
  • Experience in building maintenance, including asphalt, concrete, roofing systems, HVAC systems, elevators, and security systems.
  • A minimum of 5 years of industry experience.
  • Strong organizational and leadership abilities.
  • Excellent verbal and written communication skills.
  • Proficient in Microsoft Office applications and Microsoft Dynamics.
  • Ability to access roofs and mechanical rooms via ladder.
  • Demonstrated work ethic and professional demeanor.
