Key Responsibilities

  • Direct the execution of the owner's strategic objectives to meet income, expense, and return on investment goals for each property.
  • Identify and pursue opportunities for value enhancement.
  • Support the processes of asset acquisition, disposition, and recapitalization, including due diligence activities.
  • Provide regular updates to senior management regarding property performance and significant challenges through comprehensive reports and meetings.
  • Ensure the timely and precise preparation and distribution of monthly property performance reports.
  • Conduct financial analyses of lease proposals and projects using discounted cash flow methods to assess their impact on overall financial performance.
  • Review and negotiate lease drafts and amendments as necessary.
  • Lead the development and analysis of annual business plans and operational budgets.
  • Monitor financial performance against budgeted expectations.
  • Act as the primary liaison for tax appeal processes.
  • Manage property liability claims and ensure proper insurance documentation is maintained.
  • Foster strong relationships with partners and lenders regarding current and future investments.
  • Oversee compliance with loan and joint venture agreements.
  • Maintain and update building floor plans and Argus files.
  • Ensure accurate historical cash flow documentation for investment analysis.
  • Keep building manuals current and comprehensive.
  • Organize and maintain detailed electronic records of all activities.

Qualifications

  • Bachelor's degree required; a major in finance, business, or accounting is preferred.
  • Proficiency in financial modeling and cash flow analysis, with strong skills in Excel and Argus.
  • Solid understanding of real estate principles, investment strategies, and market dynamics.
  • Exceptional written and verbal communication skills, with the ability to collaborate effectively across all organizational levels.
  • Self-motivated and independent team player, thriving in a collaborative environment.
  • Strong organizational skills with meticulous attention to detail.
  • Experience with office properties in New York City is advantageous.
  • A minimum of five years of asset management experience, particularly with New York City office buildings, is required.
