Role Summary:

The Asset Management Division at NYCEDC is tasked with overseeing a variety of real estate assets and unconventional holdings throughout New York City's five boroughs. This includes managing commercial properties as well as critical infrastructure and energy resources. The division employs a dual-focus strategy, aiming for both financial returns and significant social impact, such as job creation and the development of equitable neighborhoods. The assets are categorized into distinct portfolios, each overseen by a Portfolio Manager, supported by a Portfolio Surveillance team that ensures adherence to established standards and practices.

The Assistant Vice President (AVP) will report directly to the Vice President of Portfolio Management and will play a pivotal role in the stewardship and growth of a portfolio of real estate assets, particularly focusing on industrial and distribution facilities within a key food distribution hub. The AVP's efforts will be directed towards enhancing physical assets and initiatives that align with NYCEDC's commitment to achieving both economic and social benefits.

Key Responsibilities:

  • Develop and implement strategies for negotiations and contracts, including Operating Agreements, Leases, and Permits, in collaboration with the legal team and external counsel as necessary.
  • Assess and act on redevelopment opportunities within the portfolio, including planning for Requests for Proposals (RFPs) and capital projects aimed at modernizing and repositioning assets. This involves creating financial analyses for proposed investments and leading team members in financial modeling.
  • Oversee the annual asset management schedule, which includes tenant communications, monthly portfolio meetings to align management budgets, review lease statuses, and evaluate tenant financial reports.
  • Collaborate with the Business Operations team to formulate annual revenue and expense budgets, ensuring accurate forecasts for specific portfolios.
  • Represent the organization at essential internal and external meetings.
  • Engage in special projects with municipal agencies and City Hall.
  • Ensure that strategic objectives are met at both project and tactical levels.
  • Prepare contracts, RFPs, reports, and key correspondence.
  • Conduct other standard asset management duties, including ongoing tenant communications and management of lease expirations.
  • Perform additional tasks as assigned.

Qualifications:

  • A Bachelor's Degree and a minimum of 5 years of experience in real estate development, asset management, urban planning, or a related field.
  • A Master's degree in a relevant discipline is preferred.
  • Proven experience in property management, lease administration, negotiations, and tenant relations.
  • A strategic thinker with the ability to develop and advocate for comprehensive plans.
  • Detail-oriented, creative, and enthusiastic, with strong project management and financial analysis capabilities.
  • Excellent communication skills, both written and verbal, with a focus on strategic and persuasive messaging.
  • Proficiency in Microsoft Office applications.
  • Residency in New York City is required within a specified timeframe after hiring.
