Role Summary:

The Asset Management Division of NYCEDC is tasked with overseeing a diverse range of real estate and unconventional assets throughout New York City's five boroughs. This includes the management of commercial properties, transportation systems, essential infrastructure, and energy resources. The division adopts a dual-focused strategy, aiming for both financial returns and significant social impact, such as job creation and the development of equitable neighborhoods. The portfolio is segmented into various categories, each supervised by a dedicated Portfolio Manager, supported by a Portfolio Surveillance team that ensures adherence to standards and best practices.

The Assistant Vice President (AVP) will report directly to the Vice President of Portfolio Management and will play a pivotal role in the stewardship and expansion of a portfolio comprising industrial and distribution facilities located within a major food distribution hub. The AVP's primary objective will be to enhance physical assets and advance initiatives that align with NYCEDC's dual-focused strategy of achieving both economic and social benefits.

Key Responsibilities:

  • Formulate and implement strategies for negotiations and contracts, including Operating Agreements, Leases, and Permits, in collaboration with the EDC Legal team and external legal advisors as necessary.
  • Assess and act on redevelopment opportunities within the portfolio, preparing for Requests for Proposals (RFPs) and capital projects aimed at modernizing and repositioning assets. This includes developing financial analyses for proposed investments and leading team members in constructing financial models.
  • Oversee the annual asset management schedule, which encompasses tenant communications, monthly portfolio reviews to align management budgets, assess lease expirations, evaluate tenant financial statements, manage collections, and address insurance matters.
  • Collaborate with the Business Operations team to develop annual revenue and expense budgets, ensuring accuracy in revenue forecasts and utility reimbursement calculations.
  • Act as a principal representative in all necessary internal and external meetings.
  • Engage in special projects in partnership with city agencies and City Hall.
  • Ensure that strategic objectives are met at both project and tactical levels.
  • Prepare contracts, RFPs, reports, and essential correspondence.
  • Perform additional asset management duties as required.

Qualifications:

  • A Bachelor's Degree with a minimum of 5 years of experience in real estate development, asset management, urban planning, or a related field.
  • A Master's degree in a relevant discipline is preferred.
  • Proven experience in property management, lease administration, negotiations, and tenant relations.
  • Adept at independent and strategic thinking with the capability to devise and advocate for plans.
  • Detail-oriented, enthusiastic, and creative, with strong project management and financial analysis capabilities.
  • Excellent communication skills, both written and verbal, with a focus on strategic and persuasive messaging.
  • Proficient in Microsoft Office applications.
  • Residency in New York City is required within a specified timeframe post-hire.
