Position Overview:

The Ventas Senior Housing Operational Portfolio (SHOP) division is in search of a proactive leader tasked with the expansion, development, and management of a senior living real estate portfolio exceeding $1 billion.

We are looking for an exceptional communicator, strategic planner, collaborative team member, and results-oriented operator who can utilize analytics to identify opportunities and partner with on-site teams to enhance portfolio Net Operating Income (NOI). This esteemed role within the Ventas SHOP team will focus on building relationships with leading senior living operators while effectively managing a designated portfolio of communities.

Core Responsibilities of the Senior Housing Operating Portfolio Manager:
  • Enhancing Operational Performance: Collaborate with operators to pinpoint opportunities, emphasizing sales strategies and pricing adjustments.
  • Strategic Management of the Portfolio: Engage strategically on-site to provide value to community and regional leadership, sharing best practices, pricing insights, sales tactics, and data analyses that drive performance.
  • Execution of Initiatives: Ensure the successful implementation of revenue strategies, operational models, labor management, pricing, and other optimization efforts.
  • Monitoring Leading Indicators: Track key indicators that present opportunities to influence outcomes, including sales forecasts, metrics, competitor analysis, demographic trends, and industry-relevant current events.
Key Duties:
  • Work closely with the SHOP Portfolio team to align on essential initiatives and customize operational plans to meet portfolio needs.
  • Conduct regular site visits to collaborate with on-site teams in achieving outstanding occupancy rates.
  • Prioritize impactful projects that enhance portfolio performance, establishing communication channels with operators focused on strategic outcomes.
  • Utilize predictive analytics and community performance data to prepare for site visits.
  • Participate in industry events and conferences to connect with key leaders and expand your professional network.
  • Adapt communication styles to suit interactions with various stakeholders, from field employees to C-suite executives.
  • Make informed decisions regarding market selection, asset suitability, and operator partnerships.
  • Coordinate with the Investments Team to facilitate the transition of new investments, monitor development projects, and assist in asset disposition processes.
  • Oversee and execute pricing and volume optimization strategies for the portfolio.
  • Review and communicate portfolio performance metrics effectively.
  • Prepare and present analytical reports to Ventas senior leadership on strategic and tactical opportunities.
Qualifications:
  • A Bachelor's degree in finance, real estate, or a related discipline is required; an advanced degree (e.g., MBA) is preferred. A minimum of 5 years of relevant experience in areas such as multi-family asset management, strategic planning, market analysis, senior living operations, or related fields is essential.
  • Exceptional presentation, verbal, and written communication skills, with the ability to adapt to diverse communication styles within the senior living sector.
  • A results-oriented mindset with a strong commitment to accountability, measuring success through quantitative metrics.
  • Solid understanding of real estate principles, financial statements, and accounting concepts; knowledge of senior living or healthcare is advantageous.
  • A proven track record of leveraging data and analytics to optimize processes and enhance asset values.
  • Strong analytical skills to assess complex issues from both business and legal perspectives, recommending well-informed actions.
  • Ability to maintain organization in a fast-paced, collaborative environment.
  • High emotional intelligence, demonstrating strong interpersonal skills and integrity.
  • Willingness to travel as required.
