Job Overview:

The Ventas Senior Housing Operational Portfolio (SHOP) division is in search of a proactive leader tasked with the enhancement, development, and management of a substantial portfolio exceeding $1 billion in senior living properties.

We are looking for a skilled communicator, strategic planner, collaborative team member, and results-oriented operator who can utilize analytics to identify opportunities and partner with on-site teams to optimize portfolio net operating income (NOI). This integral member of the Ventas SHOP team will foster relationships with leading senior living operators while effectively managing a designated portfolio of communities.

Primary Responsibilities of the Senior Housing Operating Portfolio Manager:
  • Enhancing Operational Performance: Collaborate with operators to pinpoint opportunities, emphasizing sales strategies and pricing adjustments.
  • Strategic Management of Portfolio: Engage in strategic on-site interactions that provide value to community and regional leadership, sharing best practices, pricing insights, sales strategies, and performance data analysis.
  • Execution of Initiatives: Ensure the successful implementation of revenue, operational models, labor management, pricing strategies, NOI, and other optimization efforts.
  • Monitoring Leading Indicators: Track key indicators that present opportunities to influence outcomes, including sales forecasting, metrics, competitor analysis, demographic trends, and relevant current events.
Key Duties:
  • Work alongside the SHOP Portfolio team to align on essential initiatives and customize strategic operational plans for the respective portfolio.
  • Conduct regular site visits to collaborate with on-site teams to achieve superior occupancy rates.
  • Prioritize impactful projects that enhance portfolio performance and establish communication protocols with operators based on targeted outcomes.
  • Utilize predictive analytics and community performance data to prepare for site visits.
  • Participate in industry events and conferences to engage with key leaders and expand professional networks.
  • Adapt communication styles for diverse interactions, ranging from field employees to corporate executives.
  • Make informed decisions regarding market selection, asset suitability, and operator alignment.
  • Coordinate with the Investments Team to integrate new investments, manage operator transitions, and oversee development projects within the portfolio.
  • Lead strategies for price volume optimization, ensuring oversight and execution across the portfolio.
  • Review and communicate portfolio performance metrics effectively.
  • Prepare and present analyses to Ventas senior leadership regarding strategic opportunities.
Qualifications:
  • A bachelor’s degree in finance, real estate, or a related discipline is required; an advanced degree (e.g., MBA) is preferred. A minimum of 5 years of relevant experience in areas such as multi-family asset management, strategic planning, market analysis, senior living operations, or related fields is essential.
  • Exceptional presentation, verbal, and written communication skills are necessary, with the ability to adapt to various communication styles within the senior living sector.
  • A results-oriented mindset with a commitment to accountability, defining success through measurable performance indicators.
  • Fundamental knowledge of real estate, financial statements, and accounting principles is required; familiarity with senior living or healthcare is advantageous.
  • A proven track record of utilizing data and analytics to enhance processes and asset values.
  • Strong analytical skills with the capability to assess complex issues from both business and legal perspectives.
  • Ability to maintain organization in a fast-paced, collaborative environment.
  • High emotional intelligence, with strong interpersonal skills and integrity.
  • Willingness to travel up to 60% of the time.
