The Ventas Senior Housing Operational Portfolio (SHOP) division is in search of a proactive leader to enhance, develop, and oversee a substantial portfolio of senior living properties valued at over $1 billion.

We are looking for a skilled communicator, strategic planner, collaborative team member, and results-oriented operator who can utilize analytics to identify opportunities and work alongside on-site teams to enhance portfolio Net Operating Income (NOI). This esteemed position within the Ventas SHOP team will foster relationships with leading senior living operators while effectively managing a designated portfolio of communities.

Key Focus Areas for the Senior Housing Portfolio Operations Manager:
  • Enhancing Operational Performance: Collaborate with operators to pinpoint opportunities, emphasizing sales tactics and pricing strategies.
  • Strategic Management of Portfolio: Engage in strategic on-site interactions that provide value to community and regional leadership, sharing best practices, pricing insights, sales tactics, and performance analytics.
  • Execution of Initiatives: Ensure the successful implementation of revenue, operational models, labor management, pricing strategies, and other optimization efforts.
  • Monitoring Leading Indicators: Track key indicators that can influence outcomes, including sales forecasts, metrics, competitor assessments, demographic trends, and relevant current events.
Core Responsibilities:
  • Collaborate with the SHOP Portfolio team to align on strategic initiatives and customize operational plans to meet portfolio needs.
  • Conduct regular site visits to partner with on-site teams to achieve superior occupancy rates.
  • Focus efforts on impactful areas, prioritizing projects that enhance portfolio performance and establishing communication channels with operators based on targeted outcomes.
  • Utilize predictive analytics and community performance data to prepare for site visits.
  • Participate in industry events and conferences to connect with key leaders from the assigned portfolio and expand professional networks.
  • Adapt communication styles to suit interactions with various stakeholders, from front-line employees to C-suite executives.
  • Make informed decisions regarding market selection, asset allocation, and operator partnerships.
  • Coordinate with the Investments Team to integrate new investments into the portfolio, manage operator transitions, and oversee development and redevelopment projects.
  • Lead the strategy for price-volume optimization and ensure its execution across the portfolio.
  • Analyze, review, and communicate portfolio performance metrics.
  • Prepare and present detailed analyses to Ventas senior leadership regarding strategic and tactical opportunities for the portfolio.
Qualifications:
  • Bachelor's degree in finance, real estate, or a related discipline; an advanced degree (e.g., MBA) is preferred. A minimum of 5 years of relevant experience in areas such as multi-family asset management, strategic planning, market analysis, senior living operations, private equity, hospitality, healthcare real estate, banking, management consulting, or sales operations is required.
  • Exceptional presentation, verbal, and written communication skills, with the ability to adapt to various communication styles within the senior living sector.
  • A results-oriented mindset with a commitment to accountability, defining success through measurable performance indicators.
  • Solid understanding of real estate, financial statements, and accounting principles; knowledge of senior living or healthcare is advantageous.
  • Proven ability to leverage data and analytics to enhance processes, improve operations, and increase asset values.
  • Strong analytical skills to assess complex issues from both business and legal perspectives and recommend sound courses of action.
  • Ability to maintain organization in a fast-paced, collaborative, and streamlined environment.
  • High emotional intelligence, with strong interpersonal skills and a demonstrated commitment to integrity.
  • Willingness to travel as needed.
