Join Our Team as a Bilingual Community Property Supervisor

WinnCompanies is seeking a motivated and adaptable Community Property Supervisor to become an integral part of our dedicated team. In this role, you will manage a diverse portfolio of residential units across various locations.

Key Responsibilities:

  • Collaborate with upper management to determine suitable rental rates and review rental schedules.
  • Ensure high occupancy levels by efficiently processing move-ins, move-outs, recertifications, and lease renewals.
  • Approve rental applications in compliance with property and agency standards.
  • Maintain organized and accurate tenant files and ensure property management software is up-to-date.
  • Oversee property maintenance and ensure the grounds are well-kept, directing the maintenance team as necessary.
  • Address resident concerns and conflicts promptly and in line with company guidelines.
  • Prepare and present the annual budget for management approval.
  • Provide precise financial reporting and variance analysis on a monthly basis.
  • Manage procurement processes, including soliciting bids and processing purchase orders and invoices.
  • Ensure timely collection and deposit of rents and fees in accordance with local regulations.
  • Recruit, train, and develop new staff members, promoting efficiency and engagement through ongoing training and leadership.
  • Conduct regular staff meetings and embody the guiding principles of WinnCompanies.

Qualifications:

  • High school diploma or GED equivalent.
  • 1-3 years of relevant experience in property management.
  • Bilingual proficiency in English and Spanish.
  • Familiarity with landlord-tenant laws and tax credit programs.
  • Strong financial reporting skills and experience with variance analysis.
  • Excellent customer service and communication abilities.
  • Proficient in Microsoft Office and property management software.
  • Ability to manage multiple tasks in a fast-paced environment.
  • Attention to detail and a commitment to maintaining high standards.

Preferred Qualifications:

  • Bachelor's degree in a related field.
  • Experience with property management software such as OneSite, Yardi, or RealPage.
  • Relevant certifications in property management.
  • Experience in managing scattered-site properties.
