About the Role

We are seeking a highly skilled and experienced General Manager to lead our apartment community in Austin, TX. As a key member of our team, you will be responsible for the overall management of the community, including personnel management, strategic planning, financial management, risk management, and customer service.

Key Responsibilities
  • Manage high-quality on-site staff through effective recruitment, training, coaching, and development programs.
  • Perform and document employee evaluations, including performance reviews, corrective action reviews, and termination paperwork.
  • Provide training and motivation to leasing staff and ensure group training sessions are conducted as needed.
  • Direct the entire turn process per company standards.
  • Effectively maintain product knowledge of the community and competitive communities through consistent evaluation of market conditions and trends.
  • Direct efforts to implement sales and marketing plans to maximize rental income and budgeted occupancy.
  • Achieve the highest possible net operating income through effective cost control and revenue improvement programs.
  • Develop yearly operating budgets/forecasts and accurately prepare and convey all operational and financial data to the Regional Director.
  • Monitor the timely receipt and reconciliation of rent collections and ensure landlord/resident statutes are followed.
  • Analyze and evaluate monthly financial statements and write clear and concise variance reports.
  • Manage an excellent customer service program, including resident retention and service request follow-up programs.
  • Monitor an effective preventative maintenance program and ensure the responsiveness of the maintenance staff.
  • Perform apartment inspections quarterly and prior to move-in and move-out.
  • Manage property risk effectively by communicating incidents and potential liabilities.
  • Responsible for the general upkeep and cleaning of the office, clubhouse, and buildings.
Requirements
  • A minimum of two years of property management experience is highly preferred.
  • A working knowledge of Entrata Software is highly preferred.
  • A high school diploma or equivalent is highly preferred.
  • A college degree or extensive experience in property management is preferred.
  • Ability to perform intermediate mathematical functions.
  • Ability to understand and perform all on-site software functions.
  • Must have experience with managing a team of people.
  • Intermediate knowledge of Microsoft and Google platforms.
  • Verbal and written communication skills.
  • Create relationships.
  • Professional and neat appearance.
  • NAA or lease auditing experience.
  • Experience effectively managing a property curb appeal.
  • Must be able to push, pull, lift, carry, or maneuver office products and supplies of up to twenty (20) pounds.
  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
  • Regularly required to stand; walk; reach with hands and arms, and climb stairs, stoop, or squat.
