Job Summary

MV Ventures is seeking a highly motivated and experienced Community Manager to oversee the daily operations of our 240 Park Avenue community in downtown Minneapolis. As a key member of our team, you will be responsible for ensuring the highest level of service to our residents, managing the leasing and resident services teams, and driving business growth through effective marketing and sales strategies.

Key Responsibilities
  • Manage the overall performance of the community, including staff management, budgets, and financials, leasing, and maintenance activities.
  • Develop and execute site operational plans to achieve financial objectives, including cost control, revenue maximization, and resident retention.
  • Recruit, train, and manage all onsite positions, ensuring a high-performing team that delivers exceptional resident experiences.
  • Collaborate with leadership and operations to successfully operate the community, including market research, competitive analysis, and best practices implementation.
  • Host regular property team meetings, individual team member 1:1s, and team collaboration efforts to ensure effective communication and goal alignment.
  • Oversee physical condition and appearance of the property through frequent inspections, determining areas for improvement, and executing within approved budget allocations.
  • Present the property to prospective residents, showcasing its features and benefits, and responding to their inquiries and concerns.
  • Review new lease applications, ensuring fair and consistent processing in accordance with Fair Housing requirements and company policies.
  • Manage resident move-in and move-out processes, coordinating unit restoration with maintenance staff, and ensuring timely and efficient execution.
  • Operate property management software systems, maintaining accurate records, and reporting on key performance indicators.
  • Promote and market the property across all platforms, including print, website, and social media, in accordance with company policies and procedures.
  • Manage security and access control systems, ensuring the safety and security of residents, team members, and retail tenants.
  • Develop and maintain effective relationships with vendors, local businesses, and community leaders, ensuring seamless service delivery and business growth.
  • Conduct regular performance reviews, providing feedback and guidance to team members, and ensuring compliance with company policies and procedures.
  • Manage budgets, financials, and reporting, ensuring accurate and timely execution, and providing insights for business growth and improvement.
Requirements
  • 3+ years of experience in property management, leasing, or a related field.
  • Proven track record of success in managing high-performing teams, driving business growth, and delivering exceptional resident experiences.
  • Strong leadership, communication, and interpersonal skills, with the ability to build and maintain effective relationships with residents, team members, and stakeholders.
  • Ability to analyze data, identify trends, and make informed decisions to drive business growth and improvement.
  • Strong problem-solving and conflict resolution skills, with the ability to navigate complex situations and ensure timely and effective resolution.
  • Proficiency in property management software systems, including Yardi, Rent Manager, or similar platforms.
  • Ability to work in a fast-paced environment, prioritizing tasks, and meeting deadlines while maintaining a high level of quality and attention to detail.
