Position: Building Engineer

Work Schedule: Tuesday – Saturday, 9AM – 5:30PM

Compensation: Hourly rate commensurate with experience

Role Overview: The Building Engineer is accountable for the operation, repair, and maintenance of mechanical and electrical systems within the facility. This role requires physical stamina as it involves handling heavy equipment and working in diverse environmental conditions. The engineer will respond to service requests and emergencies, ensuring that all preventive maintenance tasks are executed efficiently and that the facility remains compliant with operational standards.

Key Responsibilities:

  • Oversee the operation, repair, and maintenance of mechanical, electrical, and control systems, including air handling units, pumps, and heat exchangers.
  • Execute preventive maintenance and respond to on-demand work orders as required.
  • Ensure all maintenance procedures are conducted correctly and safely.
  • Manage tools and equipment, ensuring they are in good condition and properly accounted for.
  • Administer water treatment programs for all systems, conducting daily tests.
  • Maintain cleanliness and organization in engineering areas and storage facilities.
  • Demonstrate knowledge of safety protocols, including lockout/tagout procedures and hazardous material handling.
  • Provide excellent customer service to staff, tenants, and vendors.
  • Familiarize with building access points, utility shutoffs, and emergency systems.
  • Perform routine maintenance tasks such as filter changes and lubrication.
  • Conduct plumbing repairs and maintenance on various systems.
  • Communicate effectively with facility management and stakeholders regarding operational issues.
  • Operate and maintain Building Automation Systems (BAS).
  • Document maintenance activities and manage the Computerized Maintenance Management System (CMMS).
  • Supervise external contractors and ensure compliance with safety and operational standards.
  • Request necessary materials for repairs and maintenance tasks.

Qualifications:

  • High School Diploma or equivalent; further education in relevant fields is a plus.
  • A minimum of five years of experience in HVAC or facilities engineering.
  • Certification in mechanical trades or relevant technical disciplines.
  • Strong communication skills and the ability to work collaboratively.
  • Proficient in reading and interpreting technical drawings and diagrams.
  • Experience in maintaining building systems, including electrical and plumbing.
  • Basic carpentry skills and knowledge of building auxiliary systems.
  • Ability to perform physical tasks, including lifting and climbing.

Physical Requirements:

  • Ability to perform maintenance tasks that require physical strength and endurance.

Work Environment:

  • Primarily indoor work with exposure to various environmental conditions.
  • Occasional work in confined spaces and on rooftops.
