Job Overview

POSITION: SENIOR FACILITIES ENGINEER


Reporting Structure
The Senior Facilities Engineer will report directly to the Asset Manager.


Key Responsibilities

  • Develop and assign work tasks for Building Engineers under your supervision.
  • Oversee maintenance and repair operations for commercial and retail properties within the portfolio.
  • Address special assignments and urgent maintenance requests.
  • Ensure adherence to quality standards and best practices for all tasks executed.
  • Assist in training staff on effective operational procedures and techniques.
  • Enforce safety regulations and protocols.
  • Conduct routine inspections of facilities.
  • Operate mechanical and electrical systems that provide power, heating, cooling, and ventilation to the premises.
  • Hold necessary licenses and certifications for facility operations.

Specific Duties Include:

  • Operate, maintain, and repair all boilers, heaters, pumps, valves, and associated piping systems.
  • Manage refrigerant systems including compressors, condensers, and temperature control devices.
  • Maintain and repair air compressors and their distribution systems.
  • Handle natural and manufactured gas distribution systems, including valves and control devices.
  • Oversee water distribution systems, including filters, softeners, and associated plumbing.
  • Maintain electrical motors and engines used for operational support.
  • Manage fuel oil systems, including pumps and controls.
  • Oversee sanitary sewer systems and related components.
  • Maintain trash compactors and kitchen equipment.
  • Ensure proper operation of electrical power distribution for lighting and mechanical systems.
  • Adjust systems for seasonal changes to optimize energy efficiency.
  • Adhere to the Preventive Maintenance Program, ensuring compliance with manufacturer specifications.
  • Maintain life safety and security systems.
  • Perform additional duties as assigned by building management.

Qualifications

  • Experience in general maintenance.
  • Basic computer proficiency.
  • Strong time management abilities.
  • Effective communication skills, both internally and externally.
  • Demonstrated strong work ethic.
  • Experience with Yardi work order systems is advantageous.
