Position Title: Building Engineer

Work Schedule: Tuesday – Saturday, 9AM – 5:30PM

Compensation: Hourly rate commensurate with experience

Job Overview: The Building Engineer is accountable for the operation, maintenance, and repair of mechanical and electrical systems within the facility. This role includes the management of plumbing systems, air handling units, pumps, and other critical infrastructure components. The position requires physical stamina to handle heavy equipment and operate in diverse environmental conditions. The engineer will respond to service requests and emergencies, ensuring that all preventive maintenance tasks are executed and repairs are made promptly. Maintaining a clean and safe work environment is paramount, as is compliance with utility delivery standards. The Building Engineer will also supervise utility mechanics and contractors, ensuring adherence to safety protocols and operational efficiency.

Key Responsibilities:

  • Oversee the operation, maintenance, and repair of mechanical, electrical, and control systems, including air handling units and pumps.
  • Conduct preventive maintenance and respond to on-demand service requests as needed.
  • Ensure all maintenance procedures are followed and documented accurately.
  • Manage the tool inventory, ensuring all equipment is maintained and accounted for.
  • Implement and monitor water treatment programs for all systems.
  • Maintain cleanliness and organization in engineering areas and storage facilities.
  • Adhere to safety protocols, including lockout/tagout procedures and hazardous material handling.
  • Provide excellent customer service to staff, tenants, and vendors.
  • Familiarize with building systems, including emergency shutoffs and fire alarm systems.
  • Perform routine maintenance tasks such as filter changes and lubrication.
  • Conduct plumbing repairs and maintenance on various systems.
  • Communicate effectively with facility management and stakeholders.
  • Operate and maintain Building Automation Systems (BAS).
  • Maintain records in the Computerized Maintenance Management System (CMMS).
  • Supervise external contractors and ensure compliance with safety standards.
  • Request materials necessary for repairs and maintenance tasks.

Qualifications:

  • High School Diploma or equivalent required.
  • A minimum of five years of experience in HVAC or facilities engineering.
  • Certification in relevant mechanical trades or completion of an HVAC program is preferred.
  • Strong communication skills and the ability to work collaboratively.
  • Proficient in reading and interpreting technical drawings and diagrams.
  • Experience in repairing building systems, including electrical and plumbing.
  • Basic carpentry skills are a plus.
  • Knowledge of safety practices and procedures in maintenance operations.
  • Ability to perform physically demanding tasks and work in various environmental conditions.

Physical Requirements:

  • Must be capable of lifting heavy objects and working in confined spaces.
  • Ability to stand for extended periods and work in varying temperatures.

Work Environment:

  • Work primarily conducted indoors and on rooftops.
  • Exposure to noise, heat, and cold is expected.
  • Some tasks may require confined space entry.
